Here’s everything you need to know about rent increases and Section 13 after the Renters’ Rights Bill 🏡 With the Renters’ Rights Bill, Section 13 will be the only way for landlords to raise rents. Here’s how this impacts agents: 🔹 More Admin – As a result of the new legislation, agents will also need to notify a tenant’s guarantor about any rent increases, adding an extra layer of administration. 🔹 Human Error – To serve a Section 13 notice, you need to fill out Form 4 on the Government website. Including incorrect information could delay the process of raising the rent. 🔹 Risk of Appeals – Rent increases won’t be backdated after tenant appeals. To avoid appeals, it’s crucial to only raise the rent fairly and in line with local market rates. 🚨 Tenancy contracts will have to change overnight – here’s what you need to know. The Renters’ Rights Bill will replace fixed-term assured shorthold tenancies (ASTs) with periodic tenancies. The Government aims to give tenants more flexibility, but according to Goodlord’s State of the Lettings Industry Report, 62% of tenants don’t feel trapped by fixed-term agreements, and 60% of agents believe abolishing them will harm the sector. Challenges and risks: 🔹Potential tenant churn – Tenants can give two months' notice after moving in. 🔹Loss of renewal revenue – Fixed-term agreements are being removed. 🔹Rent repayment delays – Longer arrears periods before Section 8 notices can be served. 🔹Increased admin – The new process for raising rents will require more work.
