Founded by Grant Erskine RIBA, Grant Erskine Architects offers a full service, which includes everything from Feasibility Design, Planning, Building Regs Drawings, Construction Drawings, Tender Pack, Contract Drafting, Contract Administration, Construction Phase right through to Architects signoff on completion. Currently have 9 jobs on site across Northwest with 5 different contractors that we are managing with another 6 jobs to be onsite by end of Q1 2019. To give you a feel for the projects we are doing.     Architect Helping Property Investors Maximise Profits through Clever Design and Planning Strategy

    Browsing Facebook over a brew...... Came across this cracker. If ever there was a good example of 2 people giving advice on something they clearly dont understand...... PD for a house into 2 flats was mentioned briefly in late 2023 (and as far as I am aware has never been mentioned again) - so no! And even if it did exist - you cant go from C3 flat to Sui Gen 7 bed without going to planning - so double no! And - you don't have to sell to split title..... Be careful what advice you listen to - I assume its given with the best intentions / no malice, but its still not right! (And I blurred names and pics to avoid blushes)

  • Which one would you go for? Just issued 2 designs to client. This originally was a scheme for 3no newbuild apartments that we got planning for a few years back - but hasn't yet been built (for various reasons). It was a bit of a challenge to get planning approved (hence the shape of the building - tight site with adjacent windows). He has come back to us to ask about potential as an HMO. To give it the best chance at planning - we suggested keeping the massing the same / keep it as close as possible to existing. So - which one would you go for. 6bed all ensuite with slghtly bigger rooms 7bed, 6 ensuite 1 off-suite, slightly tighter rooms (Both are licensing compliant)

  • How many ensuite bedrooms can we fit into this workshop in Lincolnshire. Very tight scheme, the success comes from moving the front door to the middle of the longest elevation from the corner - thus reducing the corridor requirements (we need ever metre for countable floor space) Same reason we moved the stairs and added a kitewinder. Finally - we wanted to avoid touching structural elements as much we as we could (its an old building and it costs money) - 1 new door opening in the spine wall - thats pretty good going even if I do say so myself!

  • Again chatting the other day and this theory we've had for a while was said again..... And we think there is a lot of truth in it. Builders (and many others) are notoriously bad for keeping up with the social media posts (and who blames them - its a pain the the a*se to do). So - when you see then suddenly start to hammer the posts - what does that indicate to you? It makes us think - "Oh, someones job book is looking a little lean" And when you see a lot of them doing it - maybe you start to see a trend? A market indicator? What do you think?
