A 2017 policy change by the NCUA opened the door to securitizations by #creditunions, several of which eagerly took the opportunity to issue bonds backed by their #autoloans. And acting on the advice of their bookrunners, those institutions retained first-loss exposures to the deals. Pros in the space say that after one of the worst years on record, they see green shoots thanks to #FederalReserve’s recent interest-rate cut and a growing sense that next year will see an increase in #investmentsales , even if values continue to fall in some sectors, particularly #office. We spoke to Shelter Rock Capital Group's Walter A. Stackler, Probitas Partners Ray Tsao, Evercore's Lindsay Bachner, PJT Partners' michael stark and Hodes Weill & Associates' Douglas Weill to get their views on the market. “I think people are looking to play offense again,” Stark said. “The question is, do they have the liquidity to take advantage of it? Don’t tell the #CMBS market it’s a down year for #CRE. Green Street's Commercial Mortgage Alert exclusively reports that issuance of commercial mortgage #securitizations in the US is on track to hit almost $150B this year, as nonagency CMBS lenders continue to roll out single-borrower and conduit offerings at a breakneck pace. Private-label CMBS shops, CRE CLO lenders and agency issuers floated $111B of offerings in the U.S. through Sept. 30. That’s already 15% more than ALL of last year. Most market pros think the heavy flow of new issues will continue through yearend – with the only caveat being the US presidential election on Nov. 5. That’s still a wild card that could disrupt financial markets in unforeseen ways.
