Updates from One Goodmayes, our mixed-use development in Redbridge. Last Friday, the Hadley team took a cohort of our newest graduates to see the progress of the development. Delivered with our project partners Fairview New Homes & Clarion Housing Group, the scheme will provide 573 new homes in east London. This visit focused on the progress of the Shared Ownership Show Units, scheduled for delivery at the end of November, and the London Affordable Rent units, set for delivery by the end of January 2025. We look forward to bringing more updates as construction progresses!

We are very pleased to announce that our planning application for the redevelopment of IQL North received unanimous approval at the final LLDC Planning Decisions committee last night. Commended for its high-quality and unique design, led by our friends at Mecanoo, we will now bring forward a new neighbourhood comprising 672 homes and 909 student beds (42.5% affordable). Perhaps most excitingly - and something that was certainly a point of note for the committee - is the inclusion of 172 Social Rent homes, commended by members as genuinely affordable housing for Newham. Continuing the legacy of our onsite meanwhile project, The Lighthouse and Gardens, the completed development will offer a diverse public realm with play space for all ages, a community garden with growing spaces and a fixed home for the sustainable transport initiative we have established onsite with Queen Elizabeth Olympic Park, Brompton Bike Hire and Enterprise. We will also provide a new home for LLDC’s Good Growth Hub in partnership with the QEOP and Elevate, ensuring they can continue to deliver their essential work to create career pathways for young East Londoners. Our plans evolved through an extensive and continuous community engagement process, including three public consultation events, a co-design programme and ongoing, informal conversations facilitated by our meanwhile partners, providing us with genuine insight into local needs and aspirations. Thanks to Community Sauna Baths CIC, El Cafecito, Elite Project Services, Gabby Briscoe, Su Winsbury, Brompton Bike Hire, Enterprise and the Queen Elizabeth Olympic Park, alongside all of the staff and volunteers at The Lighthouse and Gardens who made this project possible. A special thanks to Sarah West of UCL and Emmanuel Lawal of Elevate for speaking so eloquently in support of the development last night. We are proud of what we have facilitated through the space and lucky to have built such an engaged, positive and growing group of people who have made this project what it is today. Transformed from a former marketing suite into a community health and well-being hub and food-growing gardens, The Lighthouse and Gardens provides essential green space for locals and an accessible venue for the people, groups and charities who dedicate their time to a positive cause. Thank you to our partners, Community Sauna Baths CIC, El Cafecito and the Lighthouse and Gardens, and all of the staff, volunteers and 12,000+ visitors who have brought energy and life to the space over the past year. We proudly support community projects at our Stratford community hub, the Lighthouse and Gardens. We have provided discounted rates and over 1,200 hours of free use since we opened in 2022. From Singing for Breathing classes to the East Village Chess Club, each individual, group, and practitioner brings a uniquely beneficial offering to local residents and visitors. Recent highlights include supporting Soul Purpose 360 CIC for Black Women’s Networking Circles, hosting the NHS Rehabilitation team for away days and serving as the starting point for the Cycle Sisters cycling tour to Cambridge! We are also pleased that the garden continues to be an educational space for children and young people, with two local nurseries now making weekly visits to the garden to give little ones important access to nature. These are just a few things happening at the Lighthouse and Gardens, with many more passing through its doors week in and week out. Each initiative reflects our commitment to supporting this vibrant, growing, and engaged community. Thank you to everyone who has been part of this journey so far.

Last week, we welcomed residents from across Hounslow to help us kick off our newest co-design programme on the Great West Road in Brentford. Facilitated by ourselves and a team made up of Neighbourly Lab, Metropolitan Workshop LLP, Haworth Tompkins and McGregor Coxall, we spent two evenings discussing Accessibility & Navigation and Green, Blue & Play Spaces for the forthcoming redevelopment of the now defunct office HQ. Neighbourly Lab and Metropolitan Workshop have been working closely with Hadley's Comms and Design teams the last few months to curate a six-step co-design process to inform our masterplan. We've engaged a broad and diverse group of people from the local area, asking them to lend their lived experience and expertise to inform our proposals. The group will play a fundamental role in the development process, with sessions hosted specifically for women's and girls' safety and young people - groups commonly "designed out" of public spaces. The co-design sessions will cover these six key themes: - Accessibility and Navigation - Green, Blue, and Play Spaces - Entertainment and Leisure facilities - Women and Girls Safe Spaces - Practical Facilities - Youth Facilities Across the sessions, we will continue to work collaboratively with local people from all walks of life, ensuring our designs are rooted in longevity to benefit the community now and well into the future. We look forward to welcoming more residents to our upcoming sessions and reporting back on progress and influence in the coming months.

This Summer, we've been lucky to have a fantastic group of young people join us at Hadley for work experience. It's great to see students interested in the built environment, with placements often feeling their experience with us helped provide clarity on their future path into the sector and where their specialities may lie. We're keen to encourage more young people into the real estate industry, recognising the fundamental role of diversity of people, culture and thought in creating expansive, inclusive and equitable opportunities for all. That's why we're excited to announce the launch of the Hadley Apprenticeship Programme. Seeking to create more pathways into the real estate industry, we would like to invite those who don't wish to attend full-time higher education, or face barriers to doing so, the opportunity to apply to join our team. The programme is open to all and will reflect the need to promote true diversity within our company, aligning with a crucial and necessary shift in the industry. Whilst undertaking their university studies, Apprentices will have access to an experienced mentor within Hadley to support them through their degree and work with them to develop their skills and knowledge within the built environment. Hadley's Fitness Challenge Wrap-Up! In honour of Mental Health Week, the Hadley team were encouraged to get moving more, and they certainly rose to the challenge! Delivered by our amazing health and wellbeing provider Gabby Briscoe at SO Well Together Ltd, and the fantastic team at SoulFit, the Hadley staff embarked on a journey to integrate more movement into their workday. The office was buzzing with activity thanks to personalised fitness sessions and the delivery of two static bikes, all leading up to an incredible Hadley Sports Day organised by SO Well. Whether it was jumping on the bikes in the office, joining a SoulFit Livestream class, or getting active at the Sports Afternoon, it was great to see everyone laughing, engaging, and encouraging one another throughout the challenge. The team collectively clocked an impressive 189.1 miles on the bikes, which is equivalent to riding from Hadley's London Bridge office to Brighton Pier three times. Due to popular demand, the bikes will remain in the office for a few more months. The team can keep track of their personal mileage, set new goals, or create fresh challenges. A huge thank you to the Hadley team for showing up, participating, and bringing their A-game, as well as to SO Well and SoulFit for keeping us accountable.
