The average clause is a lesser-known element of most business insurance policies, but one that becomes very, very important in the worst of situations. If you make a claim but have inadequate levels of cover for the cost of rebuilding, the insurers will apply the Condition of Average Clause. At the point the customer makes the claim, the insurer checks the rebuild value and if it is found the customer is underinsured by a specified amount on the policy, the insurer will reduce the payout by the same percentage. This means you will be liable for the rest. Depending on the severity of the damage and the level of underinsurance, this could mean your business having to pay a reconstruction bill in the tens of thousands. With revenue-making output stopped due to the damage, this could result in you the business owner having to take on the costs personally, or even the business ultimately failing. This can be avoided however. If you undertake an official Rebuild Cost Assessment, most insurance providers will drop the Average Clause.
