🏡 Harworth completes record 1,896 Residential plots in Q4 2024 We’re proud to announce that Harworth Group has completed an impressive 1,896 Residential plot sales in Q4 2024, achieving a headline sales value of £71.7 million. This brings our total for 2024 to 2,385 plots – more than double 2023’s total of 1,170 plots – with a headline sales value of £104.1 million. This exceptional performance reflects the growing demand for our de-risked, serviced Residential land and demonstrates the success of our strategy to accelerate delivery and expand our product range. 📊 Key Highlights: • The Q4 disposals were sold to national and regional housebuilders as well as registered providers of affordable housing • Residential plot sales of 2,385 for the year are in line with our strategic target of 2,000 plot sales per year on average and represents Harworth’s strongest Residential sales performance to date • The sales, totalling a headline sales value of £104.1 million were broadly in line with, or ahead of, June 2024 book values • The Group’s extensive Residential land pipeline now totals 31,264 plots, and with 15% of that pipeline already consented, Harworth is well positioned to support delivery of the UK’s housing targets across our regions 🌍 Supporting Growth and Sustainability This success enables us to reinvest proceeds into our Industrial & Logistics developments, acquire new sites, and drive long-term value creation. 📝 Harworth completes 278-acre strategic land sale at Ansty We are delighted to announce the completion of the sale of a 278-acre strategic land site at Ansty, Warwickshire, for £53.5 million. Located next to Junction 2 of the M6 and connecting to the M69, this site is another prime example of Harworth’s ability to unlock significant value from underutilised land. Since acquiring the site in 2019, we’ve worked collaboratively with a number of stakeholders to transform it into a significant development opportunity. The proceeds from this sale will be reinvested into the groups I&L development programme, to support delivery of the extensive 9.6 million sq. ft. consented pipeline, supporting growth and sustainability in the regions we serve. Lynda Shillaw, Chief Executive at Harworth said: “The Ansty transaction demonstrates Harworth’s specialist ability in creating value from strategic land assembly which, alongside the strength of our balance sheet, enables us to take a longer-term view and develop the right schemes for our sites. Collaboration and partnership are key to unlocking schemes like this and we have worked closely with a number of different stakeholders on this project, including the Purchaser since exchange of contracts, ultimately enabling us to accelerate delivery of the site. 🎁Harworth Xmas Community & Charity Initiatives This month, Harworth’s Communities and Placemaking team brought festive cheer to our developments by hosting a variety of Christmas events for the residents. These events were a great opportunity for the community to connect with their neighbours and celebrate the season together with food, drinks and music! Not only have these events created fantastic memories for residents, but they also serve as an opportunity for Harworth to strengthen relationships with local schools, community groups and organisations who support them. These events included: 🎄The supply and installation of 8 Christmas trees at our residential developments. 🎼Carolling and performances by local choirs from St Mary’s School in Edwinstowe, St Michael’s School Band in Rossington and Harworth Church choir in Bircotes. 🎅Santa’s Grotto, kindly run by local Lions groups, which created a fun experience for the children. 😆Rossington also welcomed a special visit from the Grinch who spread mischief and laughter! 🏗️ Phase 1 of Landmark Deal Completes at Skelton Grange 🌱 Harworth Group is pleased to announce the completion of the sale of Plot 1 at our Skelton Grange site in Leeds to Microsoft for £53.4 million. This transaction marks the first phase of a 48-acre land sale at the site, where Harworth has been leading the regeneration of this strategically located brownfield development since its acquisition in 2014. This sale represents another significant step in transforming the former Skelton Grange power station site into a hub of sustainable development, supporting inward investment and economic growth. Upon completion, the site is set to deliver: 🏢 250,000 sq. ft. of Grade A Industrial & Logistics space ⚡ A hyperscale datacentre and Battery Energy Storage System (BESS) 🌍 A renewable energy facility and 28 acres of natural habitat Alongside the Plot 1 sale, Harworth will retain 16 acres to promote further employment space, unlocking additional growth potential for the region. 🌳 Pioneering Sustainability: Harworth's Second Woodland Plantation at Highthorn We’re excited to announce that Harworth Group has secured an England Woodland Creation Offer (EWCO) grant for our second woodland plantation at Highthorn in Morpeth, Northumberland. This 230-acre site will feature over 150,000 trees, including native broadleaf species, conifers, and scrub, delivering significant biodiversity and community benefits. Highlights of this project include: ✅ New public footpaths to enhance community access. ✅ Contribution to Harworth’s Net Zero Carbon (NZC) Pathway, supporting our ambition to achieve NZC status by 2030. ✅ Potential creation of 25,000 Pending Issuance Units (PIUs) through authentic carbon sequestration efforts. This builds on the success of our first plantation at Chevington North, where 110,000 trees were planted earlier this year. Together, these initiatives bring Harworth’s total number of trees planted in Northumberland to over 260,000. 🏫🌳 Exciting progress at Thoresby Vale, Edwinstowe! In September, Harworth began construction of a new Primary School at our Thoresby Vale development in Edwinstowe, Nottinghamshire, where 800 new homes are being delivered in addition to community amenities and a 350-acre country park, which was opened to the public in the Spring. Over the last 15 weeks, fantastic progress has been made on site despite the recent weather conditions: ✅Timber structures for the Juniors and Early Years pavilions now complete. ✅Low-level masonry well-progressed on the Juniors & Early Years pavilions. ✅Slab and upstand on the admin building complete. ✅Foundations for the hall due to commence shortly following installation and sealing of attenuation tank. In partnership with Nottinghamshire County Council and the Local Education Authority, the new style ‘forest school’, operated by Diverse Academies Trust, will offer a unique educational environment where students can learn and thrive in close connection with nature. The forest school is designed by Lungfish Architects and constructed by principal contractor Stepnell. Earlier this week, Chris Davidson, Regional Director for Harworth’s Yorkshire & Central region, took part in the York and North Yorkshire Combined Authority Development Forum recently launched by the Mayor of York and North Yorkshire. Chris joined a group of key leaders and innovators to discuss the future of the region, with a focus on driving investment, creating jobs, and supporting local businesses in North Yorkshire and York. Chris commented: “Gascoigne Interchange received planning earlier this year, so we need to get on and develop the site as fast as we can. The key thing for us now is getting those quick decisions through planning.
