Day 23 of our Advent Calendar It’s really easy to presume that once you select a contractor you don’t hold responsibility for your project but unfortunately that isn’t the case. First of all you are responsible for instructing an architect, contractor and any other party required. Doing your research and ensuring they are capable is your responsibility. Too many times we see people left with unfinished or poor quality builds, and even though there are some systems in place to claim against the party at fault this takes time and you will more than likely be out of pocket with a unfinished home. Be ruthless in selecting the team to carry out your project and I strongly advise learning as much as you can or employing people to help you if you are unsure. Day 22 of our Advent Calendar Timelines and deadlines are important to ensure your project doesn’t go on forever however do not let it compromise the finish and end result especially if it’s your home. For example pushing for floors to be fitted before floor screeds are fully dry will only result in a compromised finish or issues later on. If the doors you really want are on a 2 week lead time and your contractor is happy to wait, don’t compromise. However time issues like this can be avoided by planning and correct project management. Day 21 of our Advent Calendar Remember when we posted the best way to find a contractor is through recommendations? Well that’s ok to start but you still need to do your own research once you’ve found them. I’ve heard horror stories of a electrican being recommend by a friend, only to find out they aren’t qualified at all! Or a recommendation of a builder who actually did the job 20 years ago. Recommendations are great but do your homework as well, ask to speak to recent clients, if they are an electrician or plumber ask them about their qualifications. Ask about insurances and ask to see examples of their work. See if they are members of organisations such as the FMB. Look at their social media. Day 20 of our Advent Calendar I see this all the time, unless you have unlimited budget or this is your forever home and budgets don’t matter, do not over spec your build as you will never see the return. For example putting a £50k kitchen in a £200k house… you will never see that return if you plan to sell in the next 10 years. Do you really need £200 internal doors in a terraced house? Likewise if you’re developing a £1million house you cant put cheap unbranded appliances in the kitchen. Construction projects can be really stressful and it’s so important you keep in regular contact with the people carrying out your project.
