Our first Built to Rent scheme and our first project in Birmingham has been submitted for planning! It has been a privilege working alongside Lendlease, Birmingham City Council and Intervention Architecture on one of the most exciting regeneration projects taking shape today. Congratulations to the whole team on reaching this exciting milestone. #SmithfieldBirmingham #BuildToRent #Regeneration #BirminghamCity #Architecture #AltResi
Plans submitted for first new homes at Smithfield Birmingham Lendlease has submitted a planning application for a landmark mixed-use building within its exciting regeneration of Birmingham Smithfield. Subject to approvals, the building, designed by Bell Phillips and local practice Intervention Architecture, will overlook Manor Square and include 408 high-quality build-to-rent homes. It will be the first residential element of the regeneration of Smithfield and is planned to also feature a health and wellbeing-inspired leisure facility; as well as a mix of independent shops, bars and restaurants for the public to enjoy. Outline plans for the 17-hectare Smithfield development were unanimously approved by Birmingham City Council in June this year. Altogether the scheme will include over 3,000 new homes and will bring cultural and leisure attractions as well as new workspace for businesses. Birmingham’s historic Bull Ring Markets remain at the heart of these plans and will be housed in two new buildings. Designed with a focus on high-quality architecture, landscape, and public spaces, Smithfield Birmingham will also create up to 9,000 new jobs and deliver significant economic benefits to the city and wider West Midlands region whilst preserving the rich local heritage, particularly the historic Bull Ring Markets, which have existed for over 800 years. Selina Mason, Director of Masterplanning for Smithfield said: “This is an important step for both Lendlease and the Birmingham Smithfield regeneration scheme. These plans kick-start the transformation of this iconic site, bringing much needed new homes and spaces that support health and wellbeing and the local community. “We’re proud to be playing a part in preserving Birmingham’s historic Bull Ring Markets, while also creating a vibrant new neighbourhood that will benefit the city for generations to come and look forward to this application being considered by the City Council early next year.”

Birmingham City Council has unanimously approved Lendlease’s regeneration plans for Birmingham Smithfield. The approval covers individual projects, including dRMM’s mixed-use scheme for Plot 1D on the eastern edge of the Prior and Partners masterplan, as well as for the wider masterplan itself. The colourful proposals, designed in collaboration with emerging studio Intervention Architecture, include 429 homes with flexible retail space and a gym making up the ground floor. Within the vibrant new quarter, Plot 1D provides a mix of one-, two- and three-bed homes in a family-friendly environment. Located on the edge of the new park, there is ample play space, a freestanding pavilion and a resident’s garden at its heart. Construction is expected to commence on site later in 2024 and the delivery will be completed in four phases over 15 years.

We are so pleased to have been longlisted for the Davidson Prize for our “Qweensway Ringway : it’s giving Monumental Domesticity” proposal, developed in collaboration with our Chloe Luvena Dent and #savesmallbrook campaign, Birmingham City University _march students Dr. Michael Dring Rob Nield Webb Yates @zerocarbonhouse @seanburns team. . If you have time to vote for your favourite here: https://lnkd.in/eDrREcve . The 2024 brief ‘Rethinking the home- adapt and reuse’, addresses the housing shortage in the context of climate change : Building upon our teams activist national@campaign to save Smallbrook Ringway Centre in Birmingham, we propose this modernist icon is retained, linking the paradigmatic shift from carbon-intensive modes of building to new nurtured experiences of urban living in co-existence and queer kinship. . Domestic interiors are negotiated within the existing reinforced concrete frame, adaptable to lifestyle choice and circumstance- with panels grown on site in renewable biomaterials such as cross laminated bamboo and hemp. . The south facade becomes an inhabited winter garden enclosed by over a thousand windows salvaged from the north elevation of the Ringway centre. . Our proposal foregrounds inclusive fair housing and contemporary practices in conservation, whilst setting new standards for carbon reduction. . @thedavidsonprize #thedavidsonprize #thedavidsonprize24 #savesmallbrook #carbonreduction
