    Please find attached details of a prime retail store investment which we have been instructed to sell. The investment is let to the undoubted covenants of Marks & Spencer PLC and Poundland. Marks & Spencer PLC have an unexpired term of approximately 12.5 years to expiry, while Poundland have an unexpired lease term of approximately 5.3 years, having taken a new lease in September 2023.     We are delighted to have been appointed by Majestic Wine as their Sole Retained Agent across the UK. Majestic 🍾 are the leading specialist wine retailer in the UK, and have ambitious expansion plans. The retailer has over 100 potential new locations identified, building on their current portfolio of over 200 sites across the country. They are targeting 🎯 a minimum of 12 sites per year going forward. Targeting affluent towns and catchments across the UK, we will be assisting in finding prominent sites of 2,500 – 5,000 sq ft with dedicated parking in roadside, retail park and edge of high street locations. This is alongside a renewed focus on inner London, where a new small format template will be rolled out after successful trials in Crouch End and Harpenden. This smaller format can be as small as 1,500 sqft and does not need dedicated parking if there is good provision close by.
