  • 𝗕𝗮𝗻𝗸 𝗼𝗳 𝗘𝗻𝗴𝗹𝗮𝗻𝗱 𝗛𝗼𝗹𝗱𝘀 𝗕𝗮𝘀𝗲 𝗥𝗮𝘁𝗲 𝗮𝘁 𝟰.𝟱% The Bank of England has decided to keep the base rate at 4.5% following the latest Monetary Policy Committee (MPC) meeting. This decision was backed by 8 out of 9 MPC members, with one member preferring a slight reduction to 4.25%. Inflation is currently at 3.0% and is expected to rise to 3.75% later this year before gradually falling back. The UK economy has shown slightly stronger-than-expected growth, but challenges remain, including global trade uncertainties and wage pressures. The MPC is taking a cautious approach, keeping rates at a restrictive level to ensure inflation continues to move towards the 2% target. Strong first-time buyer demand and a rise in remortgaging signalled shifting borrower behaviour in a competitive landscape. 𝗘𝗰𝗼𝗻𝗼𝗺𝗶𝗰 𝗦𝗹𝗼𝘄𝗱𝗼𝘄𝗻 𝗦𝘁𝗿𝗲𝗻𝗴𝘁𝗵𝗲𝗻𝗲𝗱 𝗖𝗮𝘀𝗲 𝗳𝗼𝗿 𝗙𝘂𝘁𝘂𝗿𝗲 𝗥𝗮𝘁𝗲 𝗖𝘂𝘁𝘀 January’s GDP contraction underscored the UK’s fragile recovery, with manufacturing and construction posting notable declines. While an immediate rate cut remained unlikely, the slowdown could shift expectations towards easing in the summer. If markets anticipate this, mortgage rates could begin to 𝗥𝗶𝘀𝗶𝗻𝗴 𝗗𝗲𝗺𝗮𝗻𝗱 𝗔𝗺𝗶𝗱 𝗧𝗮𝘅 𝗖𝗵𝗮𝗻𝗴𝗲𝘀 𝗮𝗻𝗱 𝗦𝘂𝗽𝗽𝗹𝘆 𝗖𝗼𝗻𝘀𝘁𝗿𝗮𝗶𝗻𝘁𝘀 The approaching Stamp Duty changes prompted a surge in housing transactions, with buyers eager to avoid higher tax costs. However, affordability concerns persisted, and the rental market remained under pressure due to rising tenant demand and limited supply. 𝗥𝗲𝗺𝗼𝗿𝘁𝗴𝗮𝗴𝗲 𝗠𝗮𝗿𝗸𝗲𝘁 𝗥𝗲𝗺𝗮𝗶𝗻𝗲𝗱 𝗔𝗰𝘁𝗶𝘃𝗲 𝗗𝗲𝘀𝗽𝗶𝘁𝗲 𝗥𝗮𝘁𝗲 𝗨𝗻𝗰𝗲𝗿𝘁𝗮𝗶𝗻𝘁𝘆 Remortgage activity grew, with more borrowers increasing loan sizes despite higher monthly payments. Many opting for five-year fixed deals, reflecting uncertainty over future rate reductions. 𝗨𝗻𝗱𝗲𝗿𝘀𝘁𝗮𝗻𝗱𝗶𝗻𝗴 𝗠𝗼𝗿𝘁𝗴𝗮𝗴𝗲 𝗶𝗻 𝗣𝗿𝗶𝗻𝗰𝗶𝗽𝗹𝗲 𝗕𝗼𝗼𝘀𝘁𝘀 𝗕𝘂𝘆𝗲𝗿 𝗖𝗼𝗻𝗳𝗶𝗱𝗲𝗻𝗰𝗲 Many homebuyers misunderstood the role of a mortgage in principle, despite its benefits in competitive markets. It is advised early preparation, reviewing credit reports, and seeking professional guidance to strengthen applications. Experts called for modest adjustments to mortgage stress tests to help more renters transition into home ownership. 𝗦𝘄𝗮𝗽 𝗥𝗮𝘁𝗲𝘀 𝗗𝗲𝗰𝗹𝗶𝗻𝗲𝗱 𝗦𝗹𝗶𝗴𝗵𝘁𝗹𝘆 𝗢𝘃𝗲𝗿 𝘁𝗵𝗲 𝗣𝗮𝘀𝘁 𝗪𝗲𝗲𝗸 The 2-year swap rate fell to 4.009%, down 0.029% from last week, while the 5-year rate dipped slightly to 3.964%, a 0.005% decrease. Despite these minor declines, both rates remained higher than last month, with the 5-year rate showing a modest annual increase.
