HMO Tip 2️⃣1️⃣: Find out what happens after you've received a deposit. Now they've decided they want to take it. The next stage is to confirm everything to them about the holding deposit that you're going to take a holding deposit, that if they change their mind, they could lose it. Then if they take the room and they paid the holding deposit that that will be taken out of the first month's rent and you're going to confirm all of this in writing. And the bank details and the terms and conditions of the holding deposit and they receive all of that in writing and they need to respond to proceed. But if they haven't said they want it and they've said you're No. 2 or No. 3, ask them about the other properties. Find out what it is that's missing, because this may be something that you need to change in your property or something you need to upgrade, but do find out and ask them to come back to you if they fail to get what they want. If you’ve received a letter from your Council’s Housing Enforcement Officer (Housing Act 2004 Section 249A and Schedule 13A) it means that your Council Housing department have already decided that you are guilty of Criminal Acts in relation to The Housing Act 2004 and related Regulations. ⚠️ Often they do not have enough evidence. The key now is to close them down as to whether they really want it or they don't. So, ask them quite clearly and out of all the properties that you have seen, how does this one compare to all the others? And if they answer, it comes out number one then say to them… What's stopping you from taking it now? And if they say it's number 2 or another number, say what makes the difference?
