“Step forward into growth or step back into safety.” This was the resounding message guests at the #CPAAnnualDinner heard from keynote speaker, Chris Hayward (City of London Corporation). In his speech Chris brought to life the renaissance unfolding in the City - the last twelve months to March of this year saw the highest level of office construction starts in any year since 2016, and in the next four months, five towers will be brought to the Planning and Transportation Committee. Highlighting the #CityPlan2040’s aim to deliver 1.2m sqm of additional office floorspace to house an additional 66,000 jobs is well and truly underway. #CPA Chair Ross Sayers (Landsec) celebrated the strides being made across the #SquareMile to create a #DestinationCity, showcasing the amazing work our members are doing to make the area a seven-day a week hub. Formal proceedings were brought to a close by CPA Vice Chair and Treasurer, Karen Cook (SPICE DESIGN) who thanked members for their ongoing support and Snook Events for organising such a fantastic event. In our response to the MHCLG consultation on updates to the #NPPF and other changes to the planning system, #LPA has called for offices to be given the same status as data centres and gigafactories. Offices provide a home for our knowledge sector workers and encourage collaboration and innovation. They are essential if we are to drive #economicgrowth and #socialprosperity. In our response we also: 👍Support the use of a localised framework for setting planning application fees, so that the fees paid are truly responsive to the wide variety of contexts found across the country. ♻Strongly support the principle of directing development toward previously developed brownfield land as the most sustainable way of accommodating new homes and infrastructure. 📉Highlight that emerging local policies that restrict the delivery of sustainable development in line with the NPPF, may stymie future investment and the use of brownfield land in our towns and cities. 🏘Support the creation of a standardised approach as a basis for assessing housing need but in the capital, this should continue to sit alongside the London Plan’s role in establishing how that need can be accommodated. WPA members Grosvenor and The Crown Estate have launched their ‘Inclusive Spaces and Places’ report, calling for the industry to unite in promoting a collaborative approach to inclusive design. Their research provides welcome recommendations and tools to support the industry in making places and buildings more inclusive and accessible for everyone. Read the full report below👇
A lack of inclusive design means millions are prevented from fully engaging not only with public and commercial spaces but with society and our economy. To accelerate change and address common knowledge, technical and organisational barriers to designing more welcoming places, we have worked with The Crown Estate to analyse the value case for inclusive places and create free tools to help property companies take action. As part of the change, we are committed to five inclusive design actions including: · Listening to and involving those with lived experience. · Measuring and understanding the level of accessibility of our buildings and spaces to inform key interventions. · Communicating better information on the accessibility of our buildings. · Going beyond building regulations to create a higher inclusive design standard. · Collaborating to ensure inclusive design is considered for new developments and existing buildings. Thanks to all those with lived experience, industry partners and members of the new working group who gave their time and insight in to this report. It’s been nearly a year since the launch of our partnership with Young Westminster Foundation which saw the #WPA commit £255,000 to help fund the Mastering My Future employability scheme over three years. As a headline partner #LPA was proud to close another fantastic London Real Estate Forum at the #historic Guildhall in the city of London. At the closing reception #CPA Chair Ross Sayers (Landsec) emphasised how we need to #reimagine our #offices to earn the commute of the worker. Creating inspiring, amenity-rich and modern workplaces that can benefit both businesses and workers. Our tenth #GlobalCitiesSurvey shows an Olympic ‘bounce’ has seen Paris push ahead of London across several key economic indicators. BUT strong fundamentals and business confidence have seen London edge ahead on foreign direct investment, while the capital's central #office submarkets have recorded a robust performance. It noted London is expected to witness a 5.3 million sq ft shortfall in new, modern office space, with vacancy rates in the West End at its lowest level since 2020, increasing upward price momentum. The Survey, undertaken by Centre for London with data from Oxford Economics, compares and tracks the economies of five major international cities #London #NewYork, #Paris, #Berlin, #HongKong. Fantastic views this morning of the #CityofLondon from Nuveen, a TIAA company’s 7 Devonshire Square at our seminar contrasting the economies and commercial development markets of Europe’s two megacities #Paris and #London. Some of our take-aways included: #Pedestrianisation and public realm: Following the recent news of revitalised plans to pedestrianise #OxfordStreet, panellists spoke about the quayside at the Parc Rives de Seine and how this has led to improved visitor experiences, with more F&B and leisure driving an increase in footfall in the area. #Bestinclass office space: There is greater demand for Grade A office space in London than Paris because offices need to ‘earn the commute’ of its workers due to longer commutes. On average, journey times are 20-35 minutes in Paris and 45 mins to one hour in London. #Formidable city pair: As the dust settles on Brexit, there is greater potential for London and Paris to work together, maximising on their proximity to harness competitiveness and drive #economicgrowth for both #cities. The world's largest #startup #innovation #campus is in a converted rail freight terminus in the heart of Paris #future #tech 🏆 #MorlandMixitéCapitale is a case study in radical urban transformation by Emerige. 11 uses on one site #awesome 🏆 Comité Champs-Elysées is driving ambitious £250million #publicrealm proposals to ensure the world-famous avenue remains the most beautiful in the world #publicprivatepartnership 🏆 AXA Investment Managers has created a stunning global HQ for its parent company on a complex prime site. Its other signature development Triangle Paris will create a new landmark for the city #icons 🏆 Paris La Défense faces similar challenges to Canary Wharf Group. With typical French flair it intends to tackle this with a major transformation of its central boulevard and a push for more mixed used buildings #reinvention 🏆 #Biodiversity is a priority.
