Since moving to London in 2014, running through Regent’s Park and taking a short break at the top of Primrose Hill has been a routine. The amazing view and the surroundings really inspire me, help me calm down and refocus. And every time I look at this city, it screams opportunity for me, to make an impact by making real estate sustainable; sustainable such that buildings are not just buildings but beings that benefit people and the planet. Infact Primrose Hill was where the fledgling idea behind MapMortar came about and then it was only a matter of meeting Josephine Bromley and Ruggiero Guida. So, I'll keep visiting Primrose Hill for inspiration, reminding myself how much work lies ahead in fighting climate change and securing the future for upcoming generations. #retrofit #decarbonisation #realestate #sustainabilty #netzero2050

Really important to consider this article! Excel spreadsheets and the errors it causes are a core source of financial uncertainty and inaccurate investment planning for many of our customers. I am sure Richard Hillyard at The Langham Estate and Parth Mehta at Mitie can confirm this even with their amazing expertise at excel. As an example one of our customers faced a +\- 50% uncertainty in financial projections due to manual error prone excel based calculations. This size of error is a deterrent for lenders to lend against at it increases the risk! We MapMortar have been helping our customers to move away from excel to more digital and centralised solutions to improve their workflows and efficiency whilst planning #decarbonisation of their large commercial portfolios. And it helps to get decarbonisation capital at more favourable terms! MapMortar had a great time at this year’s British Property Federation Annual Conference. In a year marked by significant political and economic developments, it was enlightening to connect with industry leaders and stakeholders, sharing insights and visions for the future of the UK property sector. 💡 🌐 The event provided a unique platform for us to network with global investors, gain diverse perspectives on the UK market, and celebrate the achievements and future potential of the industry through BPF Futures. Here are some key insights, Sheena Saraf gathered: ▶️ AustralianSuper plans to triple its UK headcount over the next 5 years, focusing on investments in digitalization, sustainability, and demographics. They aim to invest in large regeneration projects similar to their Canada Waters investment with British Land. Vicky Stanley ▶️ TD Asset Management, with CAD20bn in real estate AUM, focuses on living, self-storage, and logistics through co-investments, JVs, and partnerships. They emphasise the importance of local expertise in their investment cities/countries. Zeeshan M. ▶️ Anne Gales, founder of Threadmark highlighted the "denominator effect" impacting new capital in real estate, though London remains the top destination in Europe for fundraising and deployment. 👥 In the last 6 months, MapMortar and Barnet Council have been collaborating on an Innovate UK-funded project to tackle the borough's place-based retrofit challenge. 🏗 🌐 Barnet Council has been supporting the development of our virtual modelling capability, to generate models of every building in Barnet Council. We have been putting our simulation prowess to the test, simulating 'whole-building', optimal decarbonisation retrofit pathways to predict the effect of retrofit interventions much more accurately. Increased accuracy leads to greater confidence in costs, risks, and return on investment, leading to faster implementation of retrofit interventions and accelerating the transition to net zero. 💡 Here is what we've learned so far from our collaboration: ▶️ Many residents genuinely want to retrofit their properties to mitigate and adapt to climate change, but are still having trouble understanding how to start. ▶️ Funding remains to be the major blocker for retrofitting across all personas: private residents, landlords, and housing associations. ▶️ Clarity on government policy and respective government support via grants and other initiatives would be a major catalyst to unlocking retrofits. 🙌 Thank you to everyone we’ve been working with from Barnet Council. Working with you to achieve a net zero carbon council by 2030 has been a fascinating journey so far!
