We are thrilled to be supporting Tilda Ernebäck and Anna Windh with their Masters thesis on best-practice ESG strategies for companies in the real estate sector. Best practice ESG remains a crucial part of the Matter investment strategy and we are committed to nurturing talent within our workplace.

Untold Living is off to a flying start to the year – progressing its plans for an integrated retirement community on the Eastbourne seafront in East Sussex.   A trusted operator with a proven track record in this space, we’re pleased to see Untold expand its portfolio and deliver on its promise to address the acute shortage of adequate later living accommodation. 

Matter Real Estate’s 2023 Recap   Our eight portfolio companies went from strength to strength, together with an aggregated portfolio of over 6,000 residential properties across four European countries. We opened the year by announcing our partnership with Untold Living, a new later-living developer and operator targeting purpose-built homes for older people in the UK, tackling the acute shortage of adequate later-living accommodation.   We drew on our deep networks across Europe to establish Velkomn, a new single-family-rental strategy in Denmark, targeting a DKK 2 billion portfolio that will invest in single-family schemes in regional locations around Denmark’s growth cities.   After partnering with Swedish residential developer Realy Bostad late last year, the company has gone from strength to strength, undertaking five acquisitions and stabilising the first phase of their scheme in Steninge containing 76 apartment units within commuter distance from Stockholm. And finally, we saw out the year with a significant accomplishment, welcoming the UBS Asset Management, Real Estate & Private Markets, Multi-Managers business as a £105m seed investor in the Matter UK Residential Income Fund, with the initial 560 unit stabilised single-family rental portfolio managed by Matter-backed portfolio company Placefirst.   From everyone at Matter, we thank you for your ongoing support and wish you the very best in 2024.

We are very proud to announce that we will be welcoming the UBS Asset Management, Real Estate & Private Markets, Multi-Managers business ("UBS REPM MM") as a seed investor in the Matter UK Residential Income Fund.   UBS REPM MM has committed £105 million which will be allocated towards the acquisition of over 560 stabilised single-family rental (“SFR”) units located in five sites across five different UK towns, including Liverpool, Leeds, and Sheffield from Matter portfolio company Placefirst. Future acquisitions of stabilised assets from Placefirst, as well as from other developers, are expected in the coming years, with the fund targeting core returns over the long term. https://lnkd.in/e7jvYTjs

Matter’s investment strategy focuses on building vertically integrated businesses that develop, own, and operate their real estate over the long term. One of the benefits of this approach is that along the way we have developed a deep bank of proprietary knowledge and best practices in running residential real estate businesses. By facilitating collaboration between our investee businesses, we can share these experiences and enable cross-pollination of ideas to drive the next wave of improvements in the living sector.   We recently brought the teams of Placefirst, Realy Bostad, and Velkomn together for a few days, hosted by Velkomn in Denmark and Realy Bostad in Sweden. The teams looked at the similarities and differences between their approaches to building a living platform in their respective markets, and how these learnings could be adapted to improve product quality and tenant experience. Time was also set aside to tour a modular housing production facilities, recognising that modern methods of construction form a key part of the delivery mix for each of our residential platforms.
