    CV - Christian Vision, part of the IM Group, has instructed MK2 Real Estate’s property management team to manage Honeywood Retail Park in Dover, Kent. The park comprises four retail units, totalling 42,000 sq ft, and 177 parking spaces. It is fully let to B&M Home Store, Bensons for Beds, KFC and Pets at Home. Honeywood is the second retail park MK2 manages on behalf of CV. In 2019, the team was instructed to manage the 80,000 sq ft Tybridge Street Retail Park in Worcester. MK2’s property management team now has ten retail parks under management across the UK, totalling 429,104 sq ft and with a service charge income of £557,324. #propertymanagement #retailparks

    📣 DEAL NEWS MK2 has acquired units 1-3 Portrack Grange Road, Stockton On Tees, on behalf of client Cornvalley Estates. The 20,000 sq ft industrial unit, on the Portrack Industrial Estate, is let to Veolia Water Technologies and was purchased from JCAM Property for £2.016 million. Cornvalley has also acquired 4 Station Road, Solihull, from a private investor for £540,000. The 1,400 sq ft freehold retail unit, opposite Touchwood Shopping Centre, is let to Turkish Golden Scissors. Mark Rooke, director at Birmingham-based MK2, advised Cornvalley on the acquisitions. He said: “Cornvalley is an acquisitive private property company, with a significant holding of commercial properties.     MK2 has bagged a prime roadside retail investment for client St Johns Property High Income Fund. The fund has acquired Hinton Group UK's interest in Copcut Business Park, Droitwich. The development opportunity comprises a supermarket and drive-thru, pre-let to Sainsbury's and Costa Coffee. The scheme, which fronts Copcut Rise, also includes four electric vehicle charging stations. Both Sainsbury’s and Costa have agreed 15-year leases, on 4,500 sq ft and 1,800 sq ft respectively. Total rent will be £265,000 per annum. The scheme will be built by Hinton Design & Build Limited. Enabling works are underway, with completion anticipated early 2025. Mark Rooke, director at MK2, said: “High profile forward-funding opportunities like this don’t come up too often. It’s great to have bagged this for St Johns.” Richard Bryan, Fund Manager at St Johns, said: “Thanks to Mark Rooke at MK2 for sourcing this off-market opportunity and introducing it to us.     Say hello to our new property management team recruits 👋 We're pleased to welcome experienced facilities managers Henry Gyselman and Gordon Davies, as well as newly qualified surveyor Shreya Yadev. Henry has 20 years’ experience in facilities management. Prior to joining MK2 he worked for 14Forty, part of the Compass Group, as the embedded facilities manager for Heineken. Henry was also a FM for Lambert Smith Hampton in Birmingham for seven years, where he managed a portfolio of industrial, office and residential properties. Gordon joins from developer St Modwen, where he worked as an FM for 11 years. He has more than 20 years’ experience in the property industry. Marcello Della Croce, director and head of MK2’s property management team, said: “We are continuing to grow the property management business, following a number of significant new instructions. “Henry and Gordon are experienced FMs, and their industry knowledge and experience will be invaluable.” MK2 Real Estate’s property management team employs 18 people.     MK2 Real Estate is pleased to have advised Clearbell Property Partners IV LP, managed by private equity real estate fund management and advisory business Clearbell Capital LLP, on the acquisition of Parkside Industrial Estate in Wolverhampton. The multi-let estate comprises 11 warehouse units, ranging from 4,937 sq ft to 14,100 sq ft, and totalling 98,277 sq ft. It is 94% occupied, with ten of the units let to four tenants. The acquisition aligns with Clearbell’s strategic focus on securing industrial assets below replacement cost as well as offering significant reversionary potential to enhance rental values. MK2's Mark Rooke and Max Sowter advised Clearbell. Mark said: "The industrial property market is buoyant in the West Midlands, particularly for good quality multi-let estates in Wolverhampton and the surrounding areas, due to its central location and rich history in manufacturing and engineering.     Our property management team has been doing its bit for the environment by getting involved in last month's national #NoMowMay initiative. Throughout May (and beyond), homes and businesses across the country were encouraged to let their lawns and grassed areas grow to support biodiversity, help tackle pollution and reduce harmful CO2 levels in the atmosphere. MK2 rolled out the initiative at 16 sites we manage, including Coombswood Business Park, Blackpole Trading Estate West, The Oaks, Honeywood Retail Park and Tybridge Retail Park. Marcello Della Croce, director and head of MK2’s property management team, said: “We’re always looking for new ways to improve our sustainability credentials and that of the sites we manage and the No Mow May campaign was a good opportunity to do this. “The initiative was well received by clients and tenants alike and we’re considering implementing it more widely and on an annual basis.” Find out more about No Mow May at: https://lnkd.in/e_RkHtsj #Environment #Sustainability

The 93,000 sq ft prime distribution warehouse has been acquired by Wesleyan Assurance Society. Located on Grove Business Park, in Enderby, Leicester, within the established logistics ‘Golden Triangle’, the unit is let to fashion retailer White Stuff until 2028 at an annual rent of £706,276.
