GL HOUSE The house is located in Belsize park London, United Kingdom and is designed by OPSIS Design. This flat arranged over the 2nd and 3rd floor of a converted Victorian town house is situated in the Belsize Conservation Area. The Entrance and Staircase Access to the main floor is through a staircase which was reinvented as the flat’s spine connecting all floors seamlessly. Finished in a white lacquer paneling and timber cladding the stairs are dressed with functional openings-shelving, storage and cat perch revealing hints of the living areas, supported with mood lighting which adds depth, texture and warmth to the space. The stairs land on the 3rd floor creating a viewing platform aligned with a skylight that allows you to admire the London skyline by day and stargaze by night. Layout The second floor comprises a Kitchen, Living Room, Double Bedroom and Bathroom. By removing the separation wall between the kitchen and the living room a triple sash window is revealed allowing the open living and kitchen area to be bathed in natural light. The blue kitchen is the highlight of the open space area creating a juxtaposition with the nude, subtle colors and materials of the living space. The natural flow between the spaces was enhanced by tearing down a wall to unify the bedroom with an ensuite bathroom. The new arrangement creates a secondary access to the bedroom and bathroom, and a hierarchy in the space which hints at a more private zone. The feel is of a transition into the ‘Master Suite’ area. The Master Bedroom and Bathroom are accessed via subtle sliding doors. The minimal feel of the space is achieved by the sharp lines of the turning wall and are accentuated by a shadow gap between the wall and floor and the absence of decorative skirting. Special attention was paid to the ensuite bathroom where the sink bench extends into the shower creating an illusion of a larger space. Following the client’s key request to turn the property into a functional two-bedroom flat we reinvented the third floor with a dormer extension maximising the space under the eaves. The newly created space allowed for extra storage and housed a small home office/dressing table placed under direct sunlight. Materiality, Texture and Tone The modern scandi aesthetic introduced to this flat creates a minimal yet warm atmosphere. The soft satin lacquer is juxtaposed by the rich OAK floor and wood work while the natural Fileto Light and marble and natural lime stone give depth and texture to the simple forms throughout the flat. Due to its distinct character and appearance the refurbishment focused on unifying the, previously fragmented, rooms and adding subtle modern tones allowing the newly arranged spaces to be filled with light from the existing openings.

DM APARTMENT Architectural Design | OPSIS Design Construction | MI4 Real Estate Location | Kolonaki, Athens, Greece Photographer | Christos Drazos Located in the heart of Kolonaki, this classic athenian apartment combines contemporary design with the property’s original architectural features, in order to create a fresh and inviting home. Upon entering, one is welcomed by an elegant entrance hall featuring a bespoke timber paneling with vertical grooves that accentuate the height of the space, a built-in bench in a terrazzo finish and modern lighting fixtures, which blend clean, modern lines with traditional elements, such as the ceiling cornices and the herringbone oak flooring. A newly installed classic architrave creates a threshold between the entrance hall and the living area, and enhances the dialog between the ‘old' and the ‘new’ character of the space. The living room is a spacious area with tall windows that fill the room with natural light. On the other side of the room, one finds a minimal shelving system and a pair of black-framed sliding glass doors, which stand as airy and light elements across the gravitas of the fireplace. Through the sliding doors, an elegant dining area unfolds, where the choice of both the furnishings and the fixtures was carefully made, in order to juxtapose shapes and materiality and create a unique, sophisticated look. The dining room and the kitchen are linked via another black framed glass door, offering a sense of continuation of the space. The ceramic floor tiles with the terrazzo finish, are a new take on and an ode to the old athenian aesthetic, which embraced the terrazzo as a material in various applications and finishes. Further into the apartment, an informal living space serves both as a study and a TV room for the family. An elegant and discrete seamless zoning is achieved through the design of the joinery, that stretches across the main wall of the room, transitioning from a fully equipped work corner, to a TV station and lastly a library and display area. The bedrooms are designed with soothing color schemes that invite relaxation and tranquility. Niches and hidden storage cupboards add functionality to the joinery, while allowing for the clean aesthetic to prevail, providing a peaceful and serene escape from the outside world. The subtle luxury aesthetic is carried on to the bathroom design, featuring timeless finishes and meticulous attention to detail, which is evident in the custom vanities that are seamlessly integrated into the space for maximum functionality.
