    🔑 UK inflation dropped to 1.7% in September 2024, its lowest since April 2021, according to the ONS. The biggest downward pressure came from falling transport costs, particularly air fares and fuel. However, food prices continue to rise. 💷 Akhil Mair, managing director at Our Mortgage Broker, said, “With inflation now under 2%, there’s hope for a potential base rate cut by the Bank of England in November. This could boost property market confidence, making mortgages more affordable for buyers. However, we’ll need to see what the Chancellor’s Budget on 30th October brings.”

    😤 Impact on Borrowers 🤬 Approximately 1.6 million existing homeowners who benefited from relatively low fixed-rate mortgage deals have seen their terms come to an end this year. Additionally, hundreds of thousands of prospective first-time buyers have been eagerly looking to secure their first mortgage, hoping for favourable rates. Both groups would naturally welcome lower interest rates. 🤓 A fixed-rate mortgage keeps the interest constant until the term expires, usually after two or five years, at which point a new deal must be selected. For instance, a year ago, a borrower with a 40% deposit could expect an average interest rate of 6.16% on a two-year fixed-rate mortgage. 😍 However, by October this year, the average rate had decreased to 4.84%, as reported by financial service provider Moneyfacts. This drop is due to increased competition among lenders and the Bank of England’s first reduction in the benchmark interest rate in four years, implemented in July.
