We are happy to have completed the first of five Shared Ownership developments with Southwark Council – Vista Apartments in Canada Water! Vista is comprised of nineteen 1, 2, and 3-bedroom apartments in SE16, reserved completely off-plan by our Sales Consultant Jess Mann. Yesterday, Rachel Reeves presented the much anticipated Autumn Budget in the House of Commons, a critical moment for the future of housing in the UK. The team here at Red Loft is optimistic about the Government’s fresh approach and applauds the continuing target to build 1.5m new homes. 📢Founding Partner at Red Loft, Danny Sutcliffe said: “There are challenging times for us all ahead, with a Government target of building 1.5 million new homes, and housing associations and Councils struggling to maintain their existing stock due to ongoing fire and safety concerns. At heart I'm a projects person. I love getting stuck into a project, understanding the issues, working through the detail, and finding ways to overcome challenges to enable projects to be delivered. I suppose I really like the direct correlation between what I do and clear outcomes, be that land acquired, planning consents secured or physically seeing homes being built. By contrast, I've always found the macro environment for housing/development/construction a nebulous place in which to channel energy. There is always a lag between policy interventions and any change on the ground, unforeseen consequences can and do hinder the best of intentions, local councillors work incredibly hard, usually on top of day jobs, only to be voted out due to factors entirely out of their control, and the churn of housing ministers over the last 15 years tells its own story about the sector's place in the political and public sphere. The return on energy invested seems low. But this week, a couple of things struck me. As well as liking projects, I also still like printed newspapers and on Monday, some new affordable homes programme funding was trailed. Great news, but not normally front page news. Then on Tuesday, I attended a thought-provoking The Housing Forum conference, and some shocking stats are worth repeating. 1 in 21 children is in Temporary Accommodation (TA), so in every classroom one child is in often totally inadequate housing, without the stability of a place they can call home. The impact on that family's health and the child’s progress in school is evident. If this wasn’t bad enough, the cost to secure this often sub-standard accommodation is out of control. London councils spend £3m per day on TA Three local authorities in the south-east are now spending over half of Council tax receipts on TA. Nationally, the annual bill exceeds £2.3bn. The case for new properly funded housing is overwhelming from any health, educational or economic metric. Another concerning figure was that 50,000 people are due to retire from asset management roles and 30,000 from development roles over the next 5 years. A whole lot of people need to join the sector just to stand still, let alone deliver the growth that’s needed. The Housing Forum Futures Network led an excellent session on attracting people into the industry and have created a fantastic Sizzle video which is well worth a watch https://lnkd.in/eqjSxCvC So my reflections from the week were 1) the opportunity to work on great projects makes our industry a really attractive career choice - we must keep promoting our sector to the next generation 2) The advice from my old football coach, ‘head up’ remains apt. The TA crisis compels us to look up from the project to the bigger picture 3) Reaching beyond our housing colleagues and amplifying calls for investment to the wider world is crucial, and I'm hopeful that at least some of my non-housing connections will have made it this far.

I’m heading to Harrogate this week for the Local Government Association Conference, to record some interviews with leaders, members and senior officers, in response to the Government’s aim to build 1.5m new homes during its term. Local government is the key delivery arm for that national ambition - either as planning authorities, giving permission to build new homes, or directly building new homes themselves. Each month at 1.5M New Homes I’m visiting a different council in England to ask what works and what doesn’t in getting new homes built. I’ll also be asking what it takes to build a career in public sector housing delivery. I think it’s time to hear the voices of the practitioners – the people who have to deliver on the promises – so we can build a clearer understanding of what is needed to deliver the homes we need. So with the kind support of Red Loft I’m off to Harrogate to ask councillors and officers what they think about the Government’s pledge to get 1.5m new homes built, if they think it can be achieved, and what the conference is saying about it.
