Affordable housing is struggling with delays and rising costs, affecting over a million people on waiting lists. Property Week sought Jonathan Pearson MRICS opinion on this issue and how the next government must address these challenges to boost housebuilding. https://lnkd.in/gd49SZwR Worrying Office for National Statistics (ONS) data showing that housebuilding volumes slumped 13.8% in February on an annual basis emphasise the need to better support the sector, amid high interest rates and fast-rising construction and labour costs. Affordable housing providers I work with tell me this is all having a particularly worrying impact on their development pipelines as they are forced to slow down or cut back their housebuilding plans at a time of desperate need, with more than one million people on the waiting list for social housing. The ONS data follows reports that large schemes now typically take several years to start delivering units – another thing I hear regularly from the country’s big social housing providers. These delays put their schemes at risk, as they are unable to keep up with rising costs and are in danger of missing vital funding deadlines the longer they are forced to wait. With an election looming, all eyes will be on the country’s next government to tackle the issues contributing to these challenges, such as the unacceptable delays in the planning process, a lack of available land and lack of support for affordable housing providers. It is at least positive that the election is encouraging parties on all sides to commit to a more stable and sustained approach to housebuilding, after many years of the sector taking a back seat, with no less than 16 housing ministers since 2010. It is clear that bold decisions will need to be taken over where and how we build new homes, although the jury is still out on whether this will be in the form of more housing in Britain’s cities, which the Conservatives have said they will focus on, or what Labour has described as ‘the next generation of new towns’ using brownfield and ‘grey-belt’ land. With signs that schemes with a high percentage of affordable housing have faster building rates, we should be encouraging private developers to better engage with affordable housing providers so they can both take advantage of the mutual benefits this can bring, such as easier access to funding.
