💡 Span Trust Spotlight - The Alexandra Park and Palace Charitable Trust🌱 Continuing the theme of advancing urban regeneration and improving the built environment for the benefit of all, in today's spotlight we look at how the Span Trust supported Alexandra Park and Palace Charitable Trust in welcoming audiences with complex disabilities. The Alexandra Park and Palace Charitable Trust provided the following testimonial. "Our project to create a Changing Places toilet facility at Alexandra Palace, the renowned heritage site and cultural venue in Haringey, was supported by a grant pledge from the Span Trust in June 2022. Changing Place facilities include specialist equipment which gives disabled people and their carers reassurance that they will have a hygenic, dignified experience. Following completion of Changing Places, we are now focused on securing funding for final works including site wide accessible signage. We are hugely grateful for Span Trust’s support for Changing Places and look forward to inviting Trustees to our opening event." If you’re involved in a charitable project that aligns with The Span Trust’s objectives, consider applying for a grant. Together, we can create positive change and improve our built environment for the benefit of all.

🌱Span Trust Spotlight - Mary's Championing mental health and community has never been more important, especially post-pandemic as individuals and families alike struggle with their mental health. We’ve all had moments where it feels like we can’t cope but that’s why it gives us great pleasure to provide the support to an organisation Mary's Charity. "Thank you so much for Span Trust’s donation to Mary’s. We will be using the donation for our mental health work, in particular Games Nights. These are, as they sound, evenings where young people at risk of poor mental health or already experiencing negative mental health are able to develop coping mechanisms through social connections, discussions and learning to use games to relax and socialise. We believe that being better connected improves the prospects of young people, brings greater opportunities and sets up young people for lifelong fulfilment." If you’re involved in a charitable project that aligns with The Span Trust’s objectives, consider applying for a grant. The next application deadline is 31st January 2025. Together, we can create positive change and improve our built environment for the benefit of all. #mentalhealth #charity #youthwork

🎉SOLD! Flat 3, 13 Brecknock Road💸   Following on from our previous post, we are excited to announce the sale of Flat 3, 13 Brecknock Road....   For those who missed it, this Victorian house in Kentish Town once belonged to the architect responsible for the historical Brecknock Road streetscape. In 2013, we transformed it into a mixed-use building, with a retail space and three beautiful, light and airy flats.   Thank you once again to Nathan Edwards of Gentle Mathias LLP for his diligence and advice from beginning to end of the disposal.   With 2/3 flats sold, now is the last chance to act if you or someone you know are interested – please contact Annie Clarke MNAEA of Martyn Gerrard Estate Agents or Salter Rex Kentish Town Branch for more information. Be sure to drop us a follow to keep up with our latest developments.

📢 Exciting News! In an effort to reflect and improve on our property management services, we have invested in industry leading software MRI Software. MRI's platform streamlines day to day tasks such as lease management, maintenance requests and financial reporting. For example, when an employee logs a facilities issue, the software creates a task, schedules it, and assigns it to the relevant person—all without manual input. By automating repetitive tasks, our staff will spend less time on manual processes and ultimately, will allow us to focus on the important stuff! We would like to thank Jeremy Flowers, Damini Bhogaita and Sara Fredericks for all of their support so far getting us up to speed. Also a big thanks to Oliver Nguyen who has been leading the implementation and James Morrison for his hard work behind the scenes. #PropertyManagement #PropTech #RealEstate #Innovation

📝 This is the brief story of how we unlocked 162 Kentish Town Road's full potential: In 2017, we teamed up with our JV partner Pearl & Coutts Ltd (Part of Structadene Group) to purchase 162 Kentish Town Road at auction. Asset management being our forte, we quickly spotted a development opportunity and secured planning to transform and extend one unit into two beautiful, spacious flats. As always, our strength lies in collaborating with seasoned and knowledgeable experts - thank you to Grant Straghan and the team at deDraft for Architectural Design, and County Construction Service Ltd, our main contractor on this project. These flats were held as a residential investment until late 2023, when we decided to sell them on new long leases. We continue to retain the freehold and commercial space, ensuring a solid return well into the future. Our next step? We’re looking to regear the commercial lease and add value by redeveloping a previously unused storage area at the rear. Stay tuned for updates on our latest projects! #AssetManagement #KentishTown #London

UPDATE: 8 Priory Terrace 🏡 ✨   3 months ago we gave you an exclusive look into our purchase of a three bedroom flat at 8 Priory Terrace…   Today with refurbishment works completed, we are excited to unveil the newly transformed space and provide some insight on our design and development department, with Gloria Feltrin taking the lead on this project.   Starting in the kitchen area, the beautiful greenery outside is framed on a clean white canvas, complimented by our pick of natural design elements - oak panelling creates immersion and light porcelain tiled flooring furthers the clean and airy feel. Sleek anthracite units add a touch of class while not overpowering or distracting us from the rest of the space. The kitchen area itself was totally opened up and reconfigured, to create more room for dining and entertaining guests.   The living room was extended and now enjoys the benefit of a balcony, which we are sure the new owners will put to good use during the coming summer months. Engineered oak wooden flooring adds plenty of warmth and charm throughout.   The rest of the property was finished to an equally high specification, with each bathroom given a unique personality, while the bedrooms await the new owners' personal touch. Well done Gloria Feltrin for all of your hard work! #RealEstate #Refurbishment #London

In today's post, we look at the important work of the group's charitable arm, The Span Trust.🌱   𝗔𝗯𝗼𝘂𝘁 𝗧𝗵𝗲 𝗦𝗽𝗮𝗻 𝗧𝗿𝘂𝘀𝘁 The Span Trust seeks to fund projects that will alleviate poverty, disability, age or ill health, and advance urban regeneration through the improvement of the built environment, by awarding grants between £5,000 and £20,000. 𝗖𝗮𝘀𝗲 𝗦𝘁𝘂𝗱𝘆: 𝗦𝗼𝗵𝗼 𝗣𝗼𝗹𝘆 𝗧𝗵𝗲𝗮𝘁𝗿𝗲 𝗥𝗲𝘀𝘁𝗼𝗿𝗮𝘁𝗶𝗼𝗻 Since inception, The Span Trust has assisted hundreds of charitable initiatives - take a look at a recent example of how we helped University of Westminster with their Soho Poly Theatre project:   "The University of Westminster successfully fundraised £400,000 over 2 years to bring the original Soho Poly theatre back to life, thanks to generous grants from donors such as The Span Trust, Garfield Weston Foundation, CILS funding from Westminster City Council, and many others.   Our iconic basement theatre has now been fully restored, completing in April 2023. The restoration included the installation of a wheelchair platform lift connecting the basement theatre to the ground floor, which provides step-free access – and now makes the theatre fully accessible for the first time. New heating and air conditioning has been installed, in addition to a new lighting rig and electrics. The old staircase was demolished and a new, widened staircase with landings has been built, allowing safe access to and from the building. We have widened the ground floor door and re-established the Riding House Street entrance. A new lobby has been created at the ground floor entrance to meet accessibility requirements, along with a ramp enabling disabled access.   Restoring the Soho Poly was a once-in-a-generation opportunity to breathe new life into and reopen one of the most important fringe theatre venues in the UK. The restored Soho Poly will cement its reputation as a destination where people, irrespective of background or ability, can enter a welcoming and accessible environment. Due to the success of our fundraising campaign and the generous donation from The Span Trust – we are now making this vision a reality. Thank you to all the Trustees of The Span Trust!"   If you’re involved in a charitable project that aligns with The Span Trust’s objectives, follow the link below and consider applying for a grant. The next application deadline is 28th June 2024. Together, we can create positive change and improve our built environment for the benefit of all.

SOLD: Flat 2, 13 Brecknock Road. 💰 We purchased 13 Brecknock Road back in 2000 as a long-term investment. It is comprised of x3 residential apartments and a retail space with total floor area of 1,900sq ft. This Victorian house in Kentish Town was originally home to the architect responsible for the historically significant Brecknock Road streetscape. In 2013, it was subdivided into a commercial block and residential block. During that conversion, the apartments were fitted out and finished to a high standard for the area, enabling quick lettings. A big thanks to Martyn Gerrard Estate Agents for their help with bringing Flat 2 to market and securing a buyer. We would also like to thank Nathan Edwards of Gentle Mathias LLP for his hard work and guidance throughout the sale process. We have two other flats on the market but this sale is another step closer to realising the Company’s overall disposal strategy. Watch this space for more updates... If you are looking for your next JV partner for development / investment opportunities, please reach out to Dean Walik or Joshua Golding, we are always happy to have a chat and discuss our requirements in more detail 📩
