Condition Improvement Fund (CIF) 2025-26: Now Open for Applications. The CIF 2025-26 bidding window is officially open, giving academies and sixth form colleges the chance to secure funding to improve their facilities. At TD Roofing Consultants (TDRC), we’ve been instrumental in helping schools and education property consultants submit successful CIF bids, securing substantial funding in previous rounds. According to the Department for Education CIF Guidance for 2024/25, "Surveys must be carried out by an independent source. Applications will not be considered independent if, for example, they are conducted by a company that has also quoted or tendered for the work or is a waterproofing manufacturer or supplier for any proposed solutions." Despite this, some waterproofing manufacturers are promoting CIF surveys on social media, which undermines the objectivity needed for these bids. While spray foam insulation may offer energy efficiency benefits by improving heat retention, there are significant concerns to consider—especially when it comes to the long-term impact on your property. One of the primary issues with spray foam insulation is that it is often made from unsustainable materials. More critically, when it comes time to sell your home, it can create complications, particularly if you need to renew your roof felt and battens. The potential for damage to the roof structure is a key reason many mortgage lenders are hesitant to finance homes with spray foam insulation. That said, not all mortgage companies view spray foam insulation negatively. However, some lenders may be cautious about remortgaging properties where this insulation has been installed due to the potential risks to the structural integrity of the roof. Key Challenges of Spray Foam Insulation: Cost & Installation: It is expensive and requires professional installation. Condensation Risks: It can upset the balance of condensation, especially during winter, which can make untreated timbers prone to decay. Removal Difficulty: Once applied, spray foam is difficult and costly to remove. Mortgage Challenges: Increasingly, lenders are unwilling to finance properties with spray foam insulation, making it harder for homeowners to sell, as potential buyers may struggle to secure a mortgage. Equity Release Restrictions: Many equity release firms refuse to lend on homes with spray foam insulation. Additionally, growing media attention has led to a rise in unscrupulous companies offering spray foam removal services, often targeting concerned homeowners. Legal firms are also increasingly involved in pursuing claims of mis-selling. Estate agents, surveyors, and other property professionals are becoming more likely to raise concerns if a property has spray foam insulation, with some agents even refusing to list homes with this type of insulation. Worryingly, these concerns are also beginning to spill over into the new-build market, where spray foam insulation installed in compliance with building regulations is causing hesitation among buyers, even though such concerns are often unfounded. The same holds true for compliant loft conversions.
