According to the latest data from Nationwide, the annual rate of house price growth remained stable in March at 3.9%, unchanged from February. Iain McKenzie, CEO of The Guild of Property Professionals, commented: “The latest Nationwide HPI data confirms what we’ve seen in recent months – a market buoyed by strong buyer demand, increased sales activity, and an influx of new listings. The surge in transactions ahead of the Stamp Duty changes has undeniably driven momentum, supporting steady price growth. “While some may have hoped for a last-minute policy shift, the new Stamp Duty thresholds are now in effect. Naturally, we expect a period of adjustment as buyers and sellers recalibrate their plans. However, with improving mortgage rates and continued earnings growth, the market remains well-placed for stability. “The resilience of the housing sector is clear, and we anticipate continued good levels of activity throughout the year. The Guild of Property Professionals is set to host informative webinars throughout April 2025 to help its Members understand and comply with the new Anti-Money Laundering (AML) legislation coming into effect from 14 May 2025. The new regulations will require all lettings agents to complete UK Financial Sanctions checks and report any suspected breaches to the HM Treasury’s Office of Financial Sanctions Implementation (OFSI). Annual UK house prices increased to £291,000 (4.8% annual growth) in England, £210,000 (6.0%) in Wales, and £187,000 (4.6%) in Scotland, in the 12 months to January 2025 according to Office for National Statistics (ONS) figures. Iain McKenzie, Chief Executive of the Guild of Property Professionals, said: “The early months of 2025 have been characterised by a surge in activity as buyers and sellers alike looked to finalise transactions ahead of the stamp duty changes. “This has driven a notable uptick in market momentum, with buyer demand, sales agreed, and new listings all showing positive year-on-year growth. “While we may see a period of adjustment as the market absorbs the tax increase, improving mortgage rates and continued earnings growth are providing a solid foundation for sustained price stability.
