In today’s Autumn Budget announcement, Chancellor Rachel Reeves announced funding to support SME developers, increase Affordable Housing and tackle nutrient neutrality delays. We welcome the announcements of… 💰 £3 billion of additional support for SMEs and the Build to Rent sector. 💰£500 million additional funds for the Affordable Homes Programme. 💰£46 million of additional funding to support recruitment and training of 300 graduates and apprentices into local planning authorities. 💰£47 million of funding to support the delivery of up to 28,000 homes that would otherwise be stalled due to nutrient neutrality. 💰£70 million in 2025-26 to support infrastructure and housing development while boosting nature recovery. 💰£40 million will be provided to help deliver new foundation and shorter apprenticeships in key sectors. However, the affordability challenges facing many prospective homeowners have yet to be addressed. And, it is the first time in more than half a century that there is no effective government support for first time buyers looking to purchase a new build home. If prospective buyers cannot access suitable mortgage finance, then investment in new sites and the industry's extensive supply chain will be constrained. Ahead of the 2013 Budget, the number of units being approved in a 12-month period was around 185,000… …Following the introduction of Help to Buy, this annual figure exceeded 250,000 by 2015. The trend continued throughout the first phase of the scheme, climbing to more than 330,000 at the peak – an 80% increase on the pre-Budget number. We have published research examining the performance of Help to Buy… …finding the scheme has generated more than £900 million for the Exchequer. Importantly, the ‘Road to Redemption’ report highlights that more than 400,000 households were supported by the scheme, including 325,000 first-time buyers. We’re calling on Government to build on its early work in fixing the broken planning system by replacing the void left by Help to Buy. A new targeted equity loan scheme for a new generation, underpinned by developer contributions, will assist buyers to secure affordable mortgage finance with only a 5% deposit… …leading to increased investment in new sites and boosting housing supply. 📢 New research 📢 New build homes reduce water consumption by almost 8.5 billion litres a year, saving the average household more than £120 on their annual water bills. 🏡💧 To mark Sustainability Day, we’ve published a report exploring the increased water efficiency of new builds compared to existing housing stock.
