The UK Wants 1.5 Million Homes—But Who’s Actually Building Them? Labour has set an ambitious target: 1.5 million homes in the next five years. But here are the problems which really affect Small to medium-sized developers—the backbone of housebuilding in the UK; ❌ They are being hit with increased stamp duty and rising costs. ❌ Stamp duty increases devalues sites reducing access to finance ❌ Increased national insurance tax, increasing the cost of employees ❌ Planning reforms remain slow and bureaucratic. ❌ The financial system isn’t designed to support offsite and SME developers at scale. ❌ BNG has added another layer of complexity to the costs of developments We need a radical shift in policy and industry mindset to make this work, and something big has to happen in the next 6 months or else Labour will be a laughing stock.
