We provide quality homes for rent and sale, offering a variety of affordable options to suit a range of circumstances. But we’re not just about providing and building homes. We offer a range of housing support services including money advice, routes into skills and employment, schemes to help people live independently for longer, adaptations to homes and more.   • It's about us! Real people, real impact That's the theme of one of the sessions at next month's Social Value Conference, organised by HACT and the Northern Housing Consortium. Our head of regeneration and communities, Angela Corner, is a guest speaker and registration is open now.     Thanks to funding through the Tees Valley Move Forward Programme, Thirteen's employability team members recently participated in specialist training delivered by Daisy Chain to help them better understand and support neurodiverse people. Daisy Chain is a fantastic charity based in Stockton. It offers person-centred services to help autistic children, adults, and their families thrive. Their support includes training, wellbeing sessions, and promoting inclusion and acceptance. This builds on the package of training the team has already enjoyed, which has included an introduction to Makaton, a language programme that uses signs, symbols, and speech to help people communicate. Some of the delivery team have also started working towards a Level 3 Counselling qualification. This will help them develop more skills to support our customers' needs. Philip Bentham, employability team leader, said, "A huge thank you to everyone involved - your hard work and commitment make a real difference. Undertaking professional qualifications alongside employment is a big commitment, but as always, our team has shown just how dedicated they are to making a difference." This training means we're better equipped to help customers navigate challenges and build confidence in their next steps. Tees Valley Move Forward is fully funded by the UK Government through the UK Shared Prosperity Fund. Delivered by the Housing Employment Network North East on behalf of the Tees Valley Mayor and Combined Authority. The Tees Valley Move Forward Programme is delivered in partnership via Thirteen, Beyond Housing UK, Home Group, Karbon Homes and North Star Housing Group.

  • It might not look like it at first glance, but magic happens in that there building on the front of our newly-published ESG report. Don't let its industrial unit look or rather functional "Thirteen Recycling Centre" name fool you. Last year, the staff in there worked their magic on more than 100 tonnes of reclaimed furniture. Items arrive in all kinds of conditions but a lick of paint here, a bit of mending there, and VOILA! We have sofas, chairs, beds...you name it...all ready to go to a loving new home. Talk about a furniture glow up! Last year, we bundled these items up into packs and gave them to over 230 customers and their families, free of charge. Why are we telling you this? Well, it's one of the highlights of our new Environmental, Social and Governance Report 2023/24. Others include: 👷♀️ insulating lofts in 3,394 homes (which means warmer homes and lower bills for our customers) 🤝 helping 547 people into employment or training 😊 recording 77.3% customer satisfaction with our overall service 🏠 reporting 70.09% of our homes are rated EPC Band C or higher Right, that's enough for one post.   • 🗣️ “It is clear that the team at Thirteen don’t just promote equality, diversity, and inclusion; the staff live these values every day.” Judges’ comments don’t come much better than this! We’ve just won the Best Commitment to EDI and Workplace Welfare category at the Direct Works Awards 2025. It’s recognition for all the work we’re doing to champion equality, diversity and inclusion and create a fair and supportive workplace, including: - prevention of sexual harassment training - neurodiversity awareness training - equity and respect workshops - themed activities linked to health awareness days (e.g. promoting men’s health checks and menopause training) - our ‘Women in Construction’ campaign to address underrepresentation in trades roles - carrying out full property inspections in the homes of blind or visually impaired customers to identify any damp and mould or health and safety risks The judges went on to say: “Creating equal opportunities for all, a more inclusive place to work, and an environment where differences are not just accepted but celebrated, where colleagues have greater self-awareness and confidence, enabling them to manage staff with diverse needs, effectively and empathetically, are all at the heart of Thirteen's ‘Better Together’ culture. "This category was new for this year and highly contested, but Thirteen was outstanding to the judges because it is clearly a brighter, more inclusive place thanks to these initiatives. “They’re building a truly inclusive and supportive environment where all colleagues and customers are valued and given the support they need to thrive – congratulations!” Well done to all involved!

    A £1million investment is set to boost the energy efficiency and modernise over 150 homes in Stockton-on-Tees. We've appointed Esh Group to carry out the work as part of our Capital Delivery Framework, focussing on homes in the Salters Lane estate in Stockton and the Humphreys Estate in Thornaby. Residents will benefit from a range of improvements, including brand-new modern kitchens, energy efficient boilers, upgraded windows and doors. Additionally, the homes will benefit from enhanced loft insultation and LED lighting, making them more comfortable, but also energy efficient – helping to reduce energy usage. The work is part of Thirteen’s £55million investment plans, which has seen thousands of homes in the North East and Yorkshire benefit from home improvements over the past year.     By the age of 24, Stephanie Lawlor was managing a team of 32 operatives—some of whom had been in the trade longer than her own 24 years. Now, at just 39, she is Director of Repairs and Maintenance at Thirteen, leading a team of hundreds. As a female leader in a male-dominated field, Steph is committed to breaking down barriers for other women who want to follow a similar path. She fully supports Thirteen’s mission to champion equality, diversity, and inclusion, and actively mentors’ women entering the industry. Through buddying schemes and strong female role models at every level within her department, she ensures that women feel supported and encouraged to succeed. This commitment is endorsed through being selected for the chair’s choice award at the Direct Works Awards and her team’s success in the national Women in Construction Awards. Steph's advice to women considering a career in construction? “Give it a go. If it’s something you want to do, don’t let anything hold you back.
