  • We are excited to share our latest homes with you! The first and second tranche of new homes that we manage at Heyford Park, near Bicester Oxfordshire are now fully let with the assistance of estate agent, Chancellors. Heyford Park is an exciting new development, previously known as a former US and RAF airbase, which has now been transformed into a modern countryside village. The collection of two, three and four bed homes have been developed in partnership with Developer, Dorchester Living and Picture Living, Thriving Investments' Private Rented Sector platform, whose mission to deliver vibrant and healthy communities, supports our own 'Community matters' value. We plan to achieve an effortless customer experience with the help of Residently, and our customer App which enables residents to manage their tenancy from application to maintenance request, and customer communications.     A great morning yesterday, big thanks to Sam Baker, Iterum and the sensational panel for leading a thought provoking session on all things ESG and how the Living Sector can adapt. There were talking points throughout, but even the incredible offices at Sustainable Ventures, were enough to get the mind drawn to what the future of the built environment should and could look like. At Touchstone we have clients who are engaged, but it’s time for us to suggest, assist and help lead change on E, S & G. Change in legislation/ grants and indeed incentives in retrofitting are coming and we want to be pushing forward from an informed starting point. It’s simply not enough to achieve a better EPC score, sure it’s a step in the right direction. But is the supply chain engaged with ESG? Does procurement reflect your common goals with clients? Can we install sensors within existing operational assets? Will we absolutely have to…potentially, yes! Lots to consider. Managing agents are often the last piece of the jigsaw, but we need to be involved as soon as we can on new projects. We really do drive and add value to critical design and operational elements. It might be the operational budgets need to start reflecting the coming changes that must be made - never an easy conversation, but a much easier one than “you now have stranded assets”. Touchstone Residential Property Management we already have an established working group to discuss and promote ESG. The time is now. AW

    Listening to Nick Robinson on this morning's Today program, and a discussion with a cross section of voters in Hemel Hempstead where there is much debate about how each person will vote on Thursday. Then, like a lightening bolt, Nick asked what the one key issue was for each of them. Housing, Housing, Housing and Housing.    And a spread of sentiments to back it up, from housing for a son trying to get on the mortgage ladder to more housing targeted at the disabled.    OK, so housing is the most important thing to them, but just think what the by-products would be if we increased housing supply - more jobs, new communities, greater wellbeing and health.    Bit of a no brainer.                 There's many elements to how this is a achieved but, as a start, here's a challenge to whoever gets in on Thursday...    Appoint a Housing Minister who wants to solve things, give them time to understand the brief and the challenges and then leave them in place to actually help the sector deliver change and more homes. #TimetoBuild

  • We are eager to be an active participant when 'Bridging the Gap', to enable innovation in the Build to Rent space. According to KPMG, big data and data analytics are still predicted to have the greatest impact in the BTR sector in the coming years, playing an integral role in integrating technology into developments and the use of Proptech, and we are fully onboard! Kirpal Rehinsi, our Build to Rent Business Development Associate Director, when attending the ASK4 Ltd Proptech in BTR round table event, commented on the benefits and barriers for adoption: ''Proptech is important and something that we embrace. Our aim is to work effortlessly so Proptech needs to support us in our aims. The benefits of Proptech are about automation, helping our colleagues to deliver the best possible service they can. There must be a distinct advantage for our clients too, providing our clients with an advantage in their commercial, ESG and other goals, and allowing them to understand the asset, their data or understand the levels of information that they need in terms of reporting.'' We currently employ several Proptech solutions across our Build to Rent schemes and we will continue to improve our activities by working with our partners, welcoming the impact that Proptech will have on the sector in the coming years.  Watch the video below to explore more of the opinions and perspectives from the ASK4 roundtable event.
