It's been a good couple of months for Tradelend as we have seen completions pick up and it was especially pleasing to act on three individual auction purchases in South London for two historic borrowers, two in the pride of South London in Croydon and one in Woolwich. We love to assist with the purchase and costs of refurbishment of these tired assets and have been working to auction time-frames for many years. It is also fantastic to capital raise again on a property we initially lent on in 2021, this time using one of our family offices and completing within 14 days of enquiry. Showing that traditional asset backed property lending still works in the right situations. September will see a number of developments drawdown to include two new properties in Slough, nine units in Elephant & Castle and a further 9 flatted scheme in Orpington commence works. Tradelend have been lending now for 18 months over 63 transactions with £60million of debt having been provided to the property market. Very pleased to have completed on the below portfolio purchase for one of our longstanding clients. The portfolio comprised of six units spread across four modern blocks in well located Greater London locations. All six properties enjoyed long leasehold interests and were fully tenanted and well kempt. This was our fourth portfolio purchase for this particular client since we started lending to them in 2009. To benefit from a palpable discount to current market value, the client exchanged on the 8th March, with completion taking place on the 4th April. We were able to structure a facility to 75% LTV, which allowed the client to borrow to 90% of the combined purchase price. These portfolio purchases do not tend to come along often and when they do, to be able to work at pace and with a strong team of valuers and solicitors to support you, is vital. A good end to February as Tradelend completed on four transactions, spread across the South of England. We provided a capital raise of £975,000 against the long leasehold interest of two flats in Hampstead, followed by a £1,035,000 development facility secured against a former bed and breakfast in Newquay that benefits from a planning consent to form four flats. Works are progressing at pace and we look forward to a site visit in early summer to see the completed stock. A further facility was provided to our returning client Jeremy Dodgson of £1,250,000 as he converts another stunning property in Maida Vale to form a modern triplex maisonette. Thank you to Jeremy for trusting us again with this transaction. We finished the month with a capital raise of £250,000 against an unencumbered asset in Hove for a returning client as they seek consent to form 5 units upon the roofspace of their existing block. We look forward to hearing that the enhanced consent has been obtained, whereupon, we will provide the necessary finance to form these five new units.
