  • How we are turning £200,000 into a £675,000 property!  We bought a 3-bedroom end-terrace house for £200,000. The property had a side plot with planning permission already in place perfect for development. Our strategy? Converting the existing house into two separate units and built an additional four bedrooms on the side plot. The total build cost was £240,000, making our overall investment £440,000. Once completed, the property’s Gross Development Value will hit £675,000. That will give us a net profit of £235,000. And the rental income? Each room rents for around £750 per month, generating strong cash flow on top of the capital gain. This is how strategic development and smart planning transformed a standard property into a high-yield asset!
