We ventured out to visit our 7 Millbank project yesterday, where Neil Humphrey showed our colleagues from CTI Tokyo around the site. This prestigious development involves reconstructing the original 1915-façade and transforming the space into a modern nine-storey office building with two basement levels, offering 126,000 sq ft of office space, plus ground-floor amenities and terraces on the upper floors. This week, a panel of architecture experts will be travelling around South Yorkshire to visit shortlisted entries in the 2024 Sheffield Design Awards. The public will be able to vote for their favourite in the People’s Choice Award poll, which opens today. The shortlist for the Sheffield Design Awards 2024, in association with Square Kitchens & Bathrooms Limited, is now out. The Awards celebrate the best in design in the built environment across Sheffield and South Yorkshire. Explore the incredible projects that made the cut this year at the Sheffield Design Awards website and vote now for the People’s Choice Award from among all the shortlisted entries. The entry with the most votes will receive the coveted ‘People’s Choice Award’ at a glittering Awards Ceremony at Sheffield’s Millennium Gallery in November. The shortlisted entries this year include creative home extensions, sensitive heritage renovations, welcoming public spaces, and state of the art commercial buildings. The judges will visit locations with views of the rolling South Yorkshire countryside, large scale regeneration in Rotherham, and urban settings in Sheffield’s Heart of the City. Well summarised by our sustainability expert Nusrat Chowdhury as the London Real Estate Forum came to a close.
This week, I had the opportunity to attend the London Real Estate Forum, where it was great to meet many like-minded professionals in the industry. The event highlighted the growing push for sustainability across the real estate sector, coinciding with the release of the UK Net Zero Carbon Standard by the UK Green Building Council (UKGBC) on achieving Net Zero Carbon targets by 2050. The key takeaways for me towards achieving Net Zero Carbon were: - First step is always to look at optimizing the building without any physical alterations. Optimized buildings can yield up to a 20% reduction in energy emissions, and this requires focus on behavioural change to reduce demand. - Secondly, look at incorporating light retrofitting such as Building Management Systems (BMS) to make it easier for the occupier to monitor and control their energy and water consumption. - Design buildings with an element of flexibility to accommodate intermittent renewable energy supply for each day as well as across seasons. - Designing flexibility should also allow for consideration towards future change of use for buildings without the need for demolition. Local councils, like Westminster, have introduced the ’Retrofit first policy’ which requires justification for new builds, encouraging retrofitting instead of demolition which is a great first step. - Early conversations are crucial towards achieving the above. Collaboration between the design teams as early as possible in the design will provide maximum benefit and a clear path towards incorporating circular economy principles and achieving Net Zero. The final session was on Circular Economy which called for a shift in how design, construction and management of buildings are approached. Certain contractors have introduced take-back schemes to form loops within their construction processes. An example of this is to reuse their pallets that are used on-site. This illustrates the importance of everyone doing their part! Finally, there were interesting discussions about creating a database for proposed developments in London to access materials available for reuse. Councils receive this information through reports such as pre-demolition audits, and making these accessible would increase the chances of using these materials on other sites if not suitable for the current project. We’ve still got a long way to go as gas is still a major energy contributor, currently accounting for around 30% of UK’s energy produced and consideration must be given towards improvement to London's infrastructure to support renewable energy. However, it was great to see we are in the right direction and the shift is now. Already looking forward to next year’s event! #LREF2024

New standard published by BSI - designed to improve how data on the condition of the UK’s road network is collected and reported! We’re pleased about the new standard which we are fully supporting through our use of DRIMS! The new standard, available for deployment from June 2025, is a gamechanger – it will improve the way authorities are managing the condition of roads and ultimately reduce any impact and disruption for drivers and passengers!
