    Blink and you still won’t miss it.   Worship Square for client HB Reavis UK has finally reached practical completion! 🏗️   Situated in between London’s financial and tech districts of the City and Shoreditch, we’ve designed a sustainable, wellbeing-focused workplace that accommodates a range of flexible working options, including ‘ready to work’ office, co-working and affordable workspace.     Ok so the final one of 5 daily posts celebrating some of our key achievements in the UK and this time it is the detail on Worship Square……. Worship Square is really a workspace development for the future. But why - what did we do (sorry this is a bit long….): Sustainability: This new project has been delivered by using less than 450 kgCO2/m2 of upfront carbon – making it one of the lowest embodied carbon developments in the UK and 50% lower than the LETI baseline target for new construction. The building has been designed to achieve 5.5* NABERS rating and will use less than 49 kwph/m2 which is 10% less than the 2030 UKGBC target. The building will be EPC A and BREEAM Outstanding. Wellbeing and Health: Incorporating principles of biophilic design, the building creates a ‘green heart’ which purifies the air and creates an uplifting mood for occupiers. The development has over 3,200 plants, including 90 NASA-approved species, outside terraces and allotments to grow your own fruit and veg will play a significant role in helping occupiers access greenery and its therapeutic benefits, enjoy breaks outside, and improve indoor air quality. We have a wormery(!) which will process food waste from the building into high-quality compost, to be used to grow fruits and vegetables in our allotment, which in turn will be used in the F&B provision of the building to support a sustainable circular economy The building provides Our in-house fitness studio and programme of events to help empower employees to look after their own wellbeing and help foster a sense of community The building will be WELL Platinum Social and Community: We tried to create a positive social impact through considerable community engagement. Worship Square won the Best Community Project at the BPIC Awards 2022 for its partnership with Rise-365, we created 14 paid work placements for local youth, offered career days for local female students interested in a career in construction, our teams did 100 hours of community volunteering, and we planted over 500 plants with the neighbouring school.     33C! In the fourth of five daily posts celebrating our achievements in London, today we appreciate 33 Central! 33 Central was our first project in London and is located strategically on King William Street in the heart of the City offering easy access to Bank, Monument and London Bridge stations. The development is on a rare island site in the City core and provides 360 degrees of amazing natural light. One of the buildings standout features is the expansive 1 acre roof top garden which houses over 40 different species of plants and flowers native to the UK alongside grass lawns which are perfect for summer picnics and socials whilst having views of some of London’s most famous landmarks including St Paul’s (my personal favourite building), the River Thames and the Shard. 33C also became home to our office. Designed as one of the first spaces in London targeting WELL Certification, the use of materials, finishes and furnishings was guided by WELL Building Institute (IWBI) Standards, with excellent light levels, daylight harvesting, and clean air monitoring ensuring the quality of work environment. Our workspace was also the first to deploy symbiosy with all rooms measuring CO2, noise, luminance, temperature and VOC levels. The system then suggests how users might improve the environment in certain conditions. For example, in a situation where a room’s CO2 levels rise above 800ppm - the point where it affects employees’ wellbeing and productivity – air filters will kick in to replenish and clean the air and reduce pollution. This system also stores the buildings data so that it can be monitored over a longer period of time and checked against WELL certification standards. The building was forward sold to Wells Fargo as owner occupier for their new European HQ.     Oh Bloom’in Eck – as us northerners would say! The third out of five daily posts to celebrate our successes in London is the magnificent Bloom. Bloom was a complicated Over Station Development forming part of the new western entrance to the Elizabeth Line at Farringdon Station. We worked in close partnership with TFL to make sure that the multi-interface development was safely delivered. Bloom was a continuation of our strategy to provide spaces and places that were healthy, sustainable and focused on the employee experience. The development was unique in that it was one of the very first buildings in Europe to deliver the combination of EPC A, BREEAM Outstanding, WELL Platinum and WiredScore Platinum. Away from the very best accreditations we connected to the Citigen district heating network which produces low carbon heating and electricity, reducing the operational energy use of the building significantly. The building also offered significant levels of experience and service with our communal lounge (complete with free coffee!), programmed and free to use fitness centre, bookable Brompton bikes, full concierge service and communal roof terrace. The building also saw us once again deliver a range of product offerings with our managed Ready to Work delivered in multiple units along with the deployment of our workspace technology product Symbiosy providing users of the building with wellbeing, sustainability and performance data on their workspaces. The development was especially challenging for all involved as we were under construction during the difficulties of the Covid pandemic but despite this we finished on budget and fully pre-let once again!
