At last week’s ULI C Change Summit, Henrike Waldburg, FRICS Waldburg of UNION INVESTMENT, and Roger Baumann MRICS of Zurich Insurance joined Andrea Carpenter to discuss Managing Transition: Balancing Sustainability with Business Pressures. The urgent need for climate action in real estate is undeniable. They explored the balance between corporate-level strategies and fund-level decarbonization efforts, emphasizing the importance of data, collaboration, and long-term thinking. As we face increasing environmental challenges, now is the time to move beyond talk and take real steps toward sustainable investments. Key takeaways included: · Data is fundamental to progress - "Our data is not correct" is no longer an excuse - it’s basic housekeeping! · Collaboration is essential - Working together is critical to moving forward. · Specific training should be a fundamental part of the process. · We must convince senior leaders to engage, hear these insights, and bring fresh ideas to the table, especially by embracing new startups. · Finally Real estate may be evolving, but the opportunities for sustainability are growing. #ULICChangeSummit

It was great returning to Barcelona last week for the ULI Europe Office & Mixed Use Council. We were welcomed to a vibrant city, abuzz with visitors, and whose local economy is the envy of Europe. 🏢 Barcelona has become more business friendly under its new mayor. With the tenor of planning discussions more constructive, creative mixed-use developments dot the city. Office employees have returned, at least four days a week, and there is a palpable energy to the city's traditional CBD. Catalysed by creative companies, especially those in the gaming space, Grade A vacancies are negligible and historic rents are being achieved in the city’s best buildings. Family offices have taken note. They’ve become a protagonist investor in the current capital market. 🏗️ As ever, the highlight of our Council day was visiting iconic office projects. The 22@ submarket has transformed substantially since our last Council visit in 2017, with new towers along Diagonal and a mix of public and private uses that creates a functional live-work-play-learn environment. We were reminded that the default is transformation and the exception is new build. 1960s skyscrapers still have a role to play in our cities. Creative transformations are easier when buildings offer efficient floor plates and are already well-connected to the urban fabric, both commercially and politically. 😎 We couldn’t have asked for a better day to take in iconic views of Barcelona. Placemaking is community building, generating social impact, story telling through arts & culture and greening the streets -- This week the ULI Europe Placemaking Council met in Barcelona. It was a truly inspiring get together! We were invited by Frank Uffen to visit The Social Hub Poublenou. His team walked us through THS's real estate strategy, community building initiatives, and how to capture social return on investment. Thank you Arnaud Leblanc and Luigi Esposito of THS, and Phil Higham of RealWorth for sharing your insights and taking the time to answer our questions. Thank you Maria Jesus Guirado for showing us the co-working spaces and rooftop. Also to experience the Cristobal de Moura Green Axis with a beautiful community park in front of TSH. The place is buzzing with energy. Something is happening here and it is tangible. Next stop was Manifesta Biennial 15 Barcelona Metropolitana at The Three Chimneys in Badalona. Thank you Emilia van Lynden for welcoming us and explaining Manifesta's vision for art & culture as creative placemaking strategy to celebrate the local community. The scale and presence of former power plant is intimitating. Its history is interwoven with the lives of the people of Badalona. You feel its impact and weight as you move through the structure. Such a powerful experience. Our last site visit focused on the Green Axes - formerly known as Superblocks. We walked the Carrer del Consent de Cent Green Axis with the urban designers from Cierto Estudio, Carlota de Gispert Sampera and Lucía Millet de Ferrater. It's not just the look and feel of the streets and intersections that has changed, but also the way in which people interact with the space and each other. What an incredible transformation, and what an impressive team of young female architects! Last but not least, we reflected on the day with Inés Aquilué Junyent of the Department for Urbanism, Territory and Lanscape at Universitat Politècnica de Catalunya. She brought the bigger picture into view of how Barcelona's city grid developed over time and how it has evolved in recent years. Which led to a spirited conversation about what needs to happen next and left us with plenty food for thought. Which is exactly what the ULI Europe Placemaking Council is about: we want to learn, exchange ideas and open our minds! Andrew presented to an audience in the #RealEstate industry on the whole life sustainability benefits of using #concrete and how it can be used to deliver low carbon projects. The performance benefits of concrete such as fire resilience, plus the versatility of concrete in how it is formed, mean that designers can optimise projects to deliver the most sustainable whole life outcome.
