We've loved being involved in the International Hospitality Media Limited events this year as they attract audiences from different sectors. This week we presented our data on what Gen Z want from their home as part of the BTR Insights agenda - sponsored by Shoosmiths and Glutz UK. Discussing the topic of Differentiation in BTR, Debra Yudolph, Hannah Marsh and Ben Wattam emphasised: ⚫ The importance of doing what you do well, and not including services and facilities you can't maintain, upkeep and curate. ⚫ Know your competitors - you shouldn't strive to have the same as them, look for the opportunities and don't act reactively to trends. ⚫ We need a new terminology for the sector so customers understand what it is, at the moment it is inconsistent or not even mentioned. ⚫ Sales teams aren't always showcasing the features and benefits as well as websites meaning there can be a distrust and lack of value being demonstrated. ⚫ Consistency brings about loyalty which can only be fostered through better brand awareness - John Lewis entering the sector is a welcome uplift for this reason. The next panel focused on technology with Nathan Wise, Suzanne Luscombe and Scott Pearson discussing: ⚫ The frustration in the sector regarding systems and apps and further progress needed with integration. ⚫ We can have all the data but is it being used to change behaviour and learn from? ⚫ Fully inclusive is the most wasteful concept so we have to use the opportunity to education and nudge better environmental behaviour. ⚫ What can we learn about void flats and social spaces that are underutilised, could the air quality be a clue? ⚫ AI still needs to prove its worth and it should be unseen to the customers. ⚫ Do you need to adapt your Opex budget depending on who is living in your building? It was a pleasure to moderate the Urban Living News panel session in our London office yesterday on how BTR operators and developers can differentiate themselves from competitors in the fast growing sector. Ben Wattam, Hannah Marsh and Debra Yudolph with their in depth knowledge of the sector gave some extremely interesting insights. My main take-away was that customer satisfaction isn't necessarily driven my the number of amenities but by any amenities in place being managed and maintained properly - "amenity light" isn't therefore bad! #Shoosmiths #BuildtoRent #Differentiation

Scaling a coliving company is not easy, it takes an enormous amount of energy. Even the willingness to some serious hair loss. However, it is still ultimately one of the most rewarding journeys of my life. When I first pitched the idea over 10 years ago, investors would say, “Why the hell would people want to share apartments together?” Fast forward to today, not only are residents choosing connection and community, but investors are recognizing the true value this model brings—both for people and returns. I moved to Germany to make this vision a reality, but now it feels like the perfect moment to bring coliving back to the UK. The market is finally catching up, and stakeholders are seeing the benefits more clearly than ever. Huge shoutout to International Hospitality Media Limited, who organised everything brilliantly, George Sell and team Matt Lesniak, Piers Brown, Eloise Hanson, Paul Stevens for daring to test a new format that excited and got us all engaged.
