How can you identify the needs and preferences of your real estate clients?

One thing I have found helpful is to truly understand who is your target audience and just the market. It is from your audience that you gather deep insights. Think of it as a group of people that have indicated that they are listening to you and interested in your message. Gather insights along their pain points, what keeps them up at night, their false beliefs, their desired outcome. With these insights you will be able to serve them.

Ideally, you want to have some people on your short list who you can reach out to. These people can include past clients, prospective clients and industry connections. Talk to your past clients and ask them what they liked/disliked about the home you built. Be open to feedback. Try to collect as much primary data you have from interviewing clients. For bigger trends, read industry articles and join social media groups about new construction and try to ascertain what people look for.

I have study for this matter, market target, can influence us to set up location plan, by considering the traffic, regulations from government of protective location and any other consideration that can support the plan. I have done entire workshops on this topic. Your competitors can be a great source for strategies. One agent I worked with was tracking listings that other agents took, the amount of time before selling, and how close they got to the asking price. Doing so resulted in his bringing 3 buyers to the same agent (with a competing office) to close deals within one year. You can note what you like, and don't like, about competitor websites before designing or redesigning yours. So many ways.....

You have to get out of your head and seek live feedback from your target audience, from the dormant market. Rather than prescribing your solution, interact with your target audience and find out what really matters to them. Gather data on what solution they will be interested. Reverse engineer from their desires to create a solution that they want.

In my experience, the key to building relationship with your audience is to create content that speaks to their pain points, their problems, their desired outcome, their obstacles and their false beliefs. With these you will be able to decipher how to deliver their desired solution faster and better. Crafting effective sales strategies involves giving your target audience reasons that are logical , emotional and urgent towards their desired solution.
