As per my experience the perfect 5-pointer how can anyone keep long-term tenants. Because I am Currently managing my tenants for the last four years. 1. Connect with tenants genuinely. Ask about their experience and listen to their concerns. Empathy builds trust. 2. Enhance the property—fix broken items, paint, and add green spaces. Show you care about their well-being. 3. Set up ways for tenants to share feedback. Their insights can guide improvements and foster loyalty. 4. Help tenants see the benefits of staying—stability, community, and familiarity. 5. Live your values consistently—whether it’s prompt maintenance or respectful communication. Remember, nurturing relationships matters more than glossy brochures.

There are 2 things that will always make tenants run away from a property after a short period of time: 1) No property maintenance initiative from the owner despite a high levy and; 2) Poor security and no intention from the owner to improve security -- both tell tenants that an owner is completely disinterested in their tenants' well-being and only wants the tenants' rent, causing the tenants to move away at first chance. Owners should have adequate involvement in improving the conditions of their rental properties so that they are livable for tenants.
