What do you do if your commercial real estate deals fall through?

A seasoned broker will usually have several lenders lined up. Update your package, and hit the market the moment you can sense that things are going sideways. If it's the borrower that walks...these things happen. Assess whether you were being misled about their commitment to the transaction, and proceed according to the terms in your fee agreement.

If you are not having real estate deals fall through, you're not doing enough deals. That is part of being a successful deal maker. Taking enough shots and knowing that some of them will not come to fruition.

Date the deals and marry the closed files. Lots of files to fall back on takes lots of prospecting weeks, months or years ago. “Knowing the program” allows the prospecting to match what the market accepts now. By dating the deals…that means to not be so committed to any o e file that other files or prospecting is ignored and the faults of that bad deal are overlooked. Key sign of this is the person keeps chasing that one miracle file when it is just not fundable loan.

When a deal doesn't pan out, it's crucial to assess the extent of your losses comprehensively. Beyond financial implications, consider the invested time and resources. This holistic understanding informs your decision-making process. Reviewing contractual terms, including clauses related to deposits or escrow funds, is vital for planning your next steps. This thorough assessment lays the groundwork for devising an effective recovery strategy.

Doing an autopsy of a deal is critical in ensuring that a lesson is learned and that you can prepare to handle the situation should it arise again. Look at all stages of the deal, all players involved, all actions that led to (and came as a result of) the roadblock. Was there anything that could be done in that moment, or preemptively, to alter the outcome? You WILL see these same challenges again. Best be prepared before it costs you another deal.

I find there’s always another deal. At the time a deal falls apart, everyone is upset, but longer term, sometimes it good that it didn’t happen. You learn from what happened and are more prepared on the next deal.

From a brokerage perspective, don’t burn bridges and don’t go into deals with the re-trade mindset. Buyers w re-trade mindsets have reputations that preceded them and will always find it more difficult to “get the deal”. Deals blow up…it’s a part of real estate. The reason they blow up is what’s most important. That’s where you learn…about the buyer/tenant, the seller/landlord, the brokers, and the property.

This is a great opportunity! Here you can show a couple things: (1) you care more about your clients than you do about a transaction; and (2) you have the expertise to rebound and find alternatives or bring the deal back at a later date. Stay in touch with your clients, help them understand the causes behind the deal failing to close, and figure out what they would like to do next. If they don't know, have some good suggestions for them. Continue to lean into the relationship and you will show them you are investing in a relationship with them rather than a single transaction.

People rarely remember how you act when everything goes perfectly. When there’s a problem, people usually remember everything and hold you responsible for your actions. So how you act when there is a problem is critical.

I always make it a point to reach out to everyone involved, from clients to partners, and express my appreciation for their efforts. It’s crucial to let them know that while this deal didn’t work out, you value their collaboration and look forward to future opportunities together. Keeping these relationships healthy can often lead to more opportunities down the road. It’s all about building trust and staying connected.

As with and transaction you have to manage expectations throughout the whole process. Recognizing the each transaction is unique in it own way. The first thing you need to do is identify why it fell through. For example, was it due to the failure to get a zoning change or an approval from a local government. If you, will want to re-evaluate the property and its potential uses in order find a buyer. This may include a downward price adjustment.

Understand why it collapsed ... maintain communication. Did buyer/tenant or seller/landlord circumstances change? Wad there an issue with Title or the building itself that may impact any attempt at a new deal eith another party? Was communication maintained and matters progressed at pace? Reviewing and learning from all of the above is so important

Learning and adapting, you recover from setbacks and also strengthen your capabilities for future success in the dynamic commercial real estate industry. Follow these steps: 1. The only true failure is walking away from the business entirely. Learn from the situation and make the adjustments that need to be made to improve your service. This could be increasing your knowledge base or picking up required skills. In addition, learn how to read people. The dealing falling through could have nothing to do with you but have more to do with the other people involved in the transaction. My advice is to learn, grow, and move forward.

I agree. Very important to look at what happened and try to improve on your process and how you do your business. But also don’t get too low about it losing a deal. It happens in this business. It’s a natural reaction but you need to move on because more deals will come to work on. There’s a saying don’t get too high or low on deals you are doing.

Accept that sometimes it may not have fallen through and it may be part of a negotiation. I have been involved in many deals where someone has walked away as a tactic. It comes down to having a robust sense of where you are and what you want to achieve - sometimes it is better to walk away if you are not going to make a return on the deal - it is too easy to get caught up in the emotion of the deal.

Move forward. You learn the most from your losses. Take the time to understand what went wrong, but don't dwell on it. Evolve your process so you are better next time. Always have plans B, C, and D as backup. To be successful in commercial real estate, you have to take calculated risks, with that will come some temporary losses.

We like to close lots of bite-sized deals. There is a natural rate of deals that fall through. If the rate starts trending upward we assess what the root causes are and decide if we need to adapt. The "bite-sized" strategy for us has allowed us to not worry too much about any one deal, and avoid the feats or famine risks if large deals that can make or break your year.

I agree you need to move on. Also realizing you can spend months on a deal for it to fall short at the end, similarly you can make one phone call and get the biggest deal of your life closed within the month. Have a game plan and stick to it.

It can be very frustrating but you need to have amnesia and move on quickly or you may miss another deal. I made 5 offers this past week and none of them turned into anything. It's a numbers game so just keep pushing ahead and remember your long-term goals.

Find a way to resurrect it. Ascertain what the issue was, and look for alternatives to make the deal happen. Never be a deal killer!

Closing is an art, not a science. Relationships + tenacity + skill + precision = a consistent closer. I’m always of the belief that if we are closer to closing then re-starting, there’s a chance to dig in, get creative, and make the deal. Regardless, closing periods allow you to show your true character, patience, and build real trust. People change when money is on the line, will you?
