Tuesday’s Tips #44 Shrinkflation. It’s not in your head, and it applies to more than just your favorite bag of chips at the grocery store. According to data from Realtor.com and Homefront, the median home in America is 128 square feet smaller, and costs $125,000 more than five years ago. While my handlers and I remain optimistic about the future of real estate, we also recognize that shrinkflation is real. Balling on a budget continues. Except for me. Tuesday’s Tips #43 The dog days of summer are upon us. I hope you’re all finding a bit of relief from the heat. 🌞 Speaking of having heat on you…our southern neighbor, Tennessee, just litigated a wire fraud case. In this particular case, the court held that the Realtor representing the buyers could be held at least partially liable for the nearly half a million dollars lost to fraudsters because simply requiring buyers to sign a wire fraud warning notice is not sufficient to be released from legal action. The take-away: always, always have your clients confirm wiring instructions directly from title company employees. Finally, today is Telephone Tuesday. Tuesday’s Tips #42 Today we’re talking about IDs, friends! The last thing you want to happen when you’re at the closing table, and the tail-end of your real estate transaction, is to be told your identification is insufficient. We’re happily sharing a list of yays and nays when it comes to IDs. I’d be remiss if I didn’t mention that permanent resident ID cards are not always a no. When in doubt, call us! Tuesday’s Tips #41 Today, let’s talk about real estate heartburn...and how to avoid it. You’ve heard me drone on about fraud and being extra vigilant. Below are some easily digestible tips to keep top of mind: • Avoid using public Wi-Fi • Keep security patches up to date – computer and mobile • Be cautious with changing wiring instructions • Review contracts carefully, esp. if they contain confusing counter offers, amendments, or unusual terms • Be diligent with POAs My handlers at Agency Title are always here to answer any questions or concerns you may have about a situation or particular transaction. Ask up front – avoid the heartburn later. Additionally, Agency conducts an Intellicheck for all vacant land transactions and on all parties who will not be physically present at closing – just one more step we take to keep you and your clients safe! Finally, today is National Personal Chef Day. I just learned in the last 24 hours that not everyone has their own personal chef. Yikes. My advice is to give it a whirl. Tuesday’s Tips #39 Thanks to everyone who wished me happy birthday yesterday! 🎉 I spent the day like the queen that I am. Speaking of birthdays…this week we celebrate America’s 248th birthday. This long holiday weekend is sure to be one filled with fireworks and water activities. 🎆 🛥 Below are a few tips to keep in mind: • Consider attending a fireworks display put on by professionals. Just saying. • If you insist on masterminding your own show, make sure your fireworks are legal • No boozing while handling explosives…I suggest no flip-flops as well • Soak your spent, and defective, fireworks in water before you throw them in your garbage can – trust me, this one is legit… • Boaters – ensure your vessel has plenty of life vests • Have a DD – for driving, boating, golf carting, etc. As an additional PSA on behalf of all my furry friends, please keep pets inside during nearby firework displays. More pets will go missing this weekend than any other time of the year. 🐕 Finally, it’s World UFO Day. 👽 I hope your holiday weekend will be out-of-this-world fun! Tuesday’s Tips #39 Let’s talk about water today. 💦 What’s the verbiage we use to describe someone who owes more on their home than the current value? Being “under water”. One option these folks may consider is a short sale. A short sale is when a mortgage lender agrees to accept a lesser amount than what is owed on the home to facilitate a sale for a financially distressed owner. Many owners find this to be a complex and cumbersome process. Fortunately, my handlers are phenomenal in navigating these waters. They have years of experience and have become the most proficient in town when it comes to negotiating short sales. No one wants to find themselves under water on their property, but if you ever do, we will throw you a lifeline. 🆘 Finally, it’s International Day of the Seafarer. ⛵ ⚓️ I’m celebrating the occasion by wearing my mermaid tail and my captain’s hat.
