Each week we do assessments all over Los Angeles and Orange County. While on our usual assessments (hillside repair, soft-story, non-ductile concrete buildings, retaining walls, foundation replacements, retrofits, etc.) we took pictures and wanted to highlight some of what we saw. 1: All of these structural supports have water damage. This seems to have stemmed from a pipe leak that went unnoticed for too long. 2: This hillside home is sinking. 3: Cracks have started to appear both inside and outside the home. While there could be several factors at play, a soils report is needed to accurately assess the issue. This is affecting not only her house but also a few of her neighbors’ properties. 4: The visible aggregate shows that the concrete is delaminating and crumbling. Delamination occurs when the layers of concrete separate due to many factors like moisture intrusion. This type of damage signals serious deterioration, which can lead to further instability if not addressed. 5: This foundation is deteriorating to the point where it’s just turning to dust. Over time, exposure to moisture and soil movement can break down the concrete, leaving it weak and unable to support the structure above. 6: If you can see daylight coming through your foundation into the crawlspace, that means gaps or cracks have formed. This not only weakens the structure but also allows water intrusion, pests, and further deterioration. 7: Spall damage is visible in this parking garage. Large horizontal cracks in a beam, along with crumbling or chipping concrete, can be a sign of spalling. Here’s a before and after of one of our recent hillside tarping projects, where we helped secure a hillside impacted by the Palisades fire. The fire left burn scars on this hillside. Burn scars are areas where vegetation is destroyed, and soil becomes exposed. This makes the land more prone to erosion and mudslides. This parking structure in Long Beach needed serious repairs after water damage led to spall damage along its perimeter. Poor drainage from the slab above caused water to pool and seep into the walls, corroding the rebar and compromising the structure. To restore its integrity, we installed heavy shoring, removed the damaged concrete, replaced the deteriorated rebar with epoxy-coated rebar for long-term durability, and finished it up with shotcrete. Now, the structure is fully restored and built to withstand the elements for years to come.
