    Co-Founder & Managing Partner | Alpine Start Development

    Alpine Start Development is looking to grow our development team - please reach out if you or anybody you know may be interested. The scope of work will entail taking multifamily development projects through due diligence, entitlement approvals, assembling the design/consultant team, and overseeing design development through schematics – at which time there’d be collaboration with our pre-construction department as they bring the SDs to a permit set.    Given the strength of our current team, we’d entertain on-boarding a candidate ranging from (A) a driven development associate or engineer with minimal direct development experience and a passion for project execution to (B) a seasoned executive looking to plant a flag and help build a growing, entrepreneurial platform.   Brief update on our activity in 2024:   We're continuing to thoughtfully expand even in today's market. We currently have over 1,100 units under construction or in lease up. In the last 12 months alone – in a high-rate environment – we’ve successfully closed/commenced construction on 3 projects amounting to over $225mm in total project cost – all with conservative bank-provided construction financing and institutional-scale common equity limited partners.    We remain bullish on our core strategy of delivering Attainable Class A and Workforce Housing within our target submarkets as North Texas continues to grow. We have further confidence in executing this strategy with modest leverage and pari passu equity – ultimately providing us with the ability to extend our hold duration and lean into asset management to drive returns.   The platform is continuing to identify and win control of unique opportunities taking advantage of dislocation in the market including (i) covered land deals with positive leverage, (ii) longer-term contracts for development sites, (iii) “broken” construction projects in distress, and (iv) mis-priced existing assets both on and off market.    Our current pipeline of owned/controlled deals amounts to more than 2,000 developable units, along with an additional 500+ units in existing assets under contract. No doubt 2025 and 2026 will be big years for ASD. The right candidate has an opportunity to play an instrumental role in executing on those transactions.   We’re excited about the years to come – we feel the deals that we get done in the coming 18 months are likely to be the healthiest we’ve seen since we started the business.    We offer a competitive comp/promote/bonus program – recruiters are welcome to reach out.   I look forward to meeting potential candidates who want to get on board.
