A Cape Coral man fell victim to a shady unlicensed contractor, losing $10,000 in the process. The contractor had initially quoted $27,000 for a new pool cage and received a deposit of $10,500 from the individual. However, no progress was made over several months, and the contractor, identified as Aaron Hardgrove of Alumabay LLC, demanded an additional $3,000 to complete the job. The situation escalated when the contractor insisted on being paid in cash, raising red flags for the homeowner. Upon verifying the contractor's license, it was discovered that he did not possess one. Further investigation revealed that the contractor had a history of arrests related to fraud and unlicensed contracting during a state of emergency, along with an "F" rating and multiple complaints with the Better Business Bureau. The homeowner is now focusing on warning others about the contractor's actions and the need for thorough research before engaging with any contractor. Despite attempts to locate the contractor at the listed address, only his father, who hadn't spoken to Hardgrove in a year, was found. Make sure that when you hire a contractor to complete any project, you do thorough research before hiring and paying them. Based on a ValuePenguin survey, nearly 1 out 5 Florida homeowners do not have insurance. While some of these are wealthy residents who have the means to replace their home if it is destroyed after a fire or hurricane, most of those who self-insure are not in that financial position. “We have seen so many homeowners in the past few years that decided to self-insure and regret it to the point where they cannot rebuild their homes and have to move. It's a bad road to go down. In most cases, if you make that decision, you’re going to regret it for the rest of your life,” said Mark Friedlander, director of corporate communications at the Insurance Information Institute. We urge consumers to consider alternative solutions by having a meaningful conversation with their insurance agent. The proverbial flood waters are receding in one county in Florida. Leon County recently attained a Class 5 rating in the National Flood Insurance Program (NFIP) Community Rating System (CRS), resulting in a 25% discount on flood insurance premiums for property owners in unincorporated areas. Nearly 1,400 NFIP flood insurance policies now benefit from annual community savings totaling $328,800, marking the highest level of savings recorded since the County's enrollment in the program in 2015. Known for their vigilance, Leon County ranks among the top 25% of participating communities in Florida and has amassed approximately $1 million in cumulative savings for residents over the past six years. The recognition stems from the county's commitment to bolstering public safety, reducing property and infrastructure damage, and fortifying environmental protections during the CRS verification process, ultimately showcasing the importance of flood insurance in mitigating financial losses and facilitating post-flood recovery. Through a longstanding partnership with FEMA and proactive efforts to encourage responsible development in flood-prone areas, Leon County has successfully curtailed flood damage and lowered costs, benefiting local businesses, residents, and the broader community. https://lnkd.in/euA4FJWU
