ARCO/Murray is excited to announce the opening of its newest office in Laredo, Texas! With over 30 years of design-build experience and offices in over 40 markets nationwide, ARCO continues its rapid expansion to meet the growing demand for industrial development in the region. Laredo is now the largest inland port in the US, handling 60-80% of all US-Mexico trade. The local industrial market, which boasts extremely low vacancy and high year-over-year absorption, is poised to continue its rapid growth as the nearshoring trend drives manufacturers and other users to Northern Mexico and South Texas. Led by Carlos Rivas Rocha, the Laredo office solidifies ARCO's local presence, serving both national developers and regional businesses. Construction is moving full steam ahead at the Remington Trail Speculative Warehouses in Jetplex Industrial Park, (2) warehouses totaling 462,000 SF of strategically designed industrial space. Ideally located less than 3 miles from I-565 and adjacent to the International Intermodal Center and Huntsville International Airport, these buildings are positioned to streamline supply chain and logistics operations. The North Building, at 114,000 SF, features (12) fully equipped 9’x10’ overhead doors with (10) additional knockouts for future flexibility, (2) electric drive-up doors for ease of access, and (22) truck spaces. This building includes two dedicated entry features, with 2,150 SF of speculative office space to accommodate operational support staff. The South Building, spanning 348,000 SF, includes (4) dedicated entry features with 4,010 SF of office space, (36) equipped overhead doors with (36) additional knockouts, and (74) truck spaces to enhance fleet management. Both buildings are optimized for efficiency with 32’ clear heights, 48’x54’ column spacing, lighting in speed bays, and ESFR sprinkler systems to support large-scale storage and distribution needs. Their partnership and vision are helping us deliver purpose-built facilities that will enhance productivity and operational flow for future tenants. With the North Building on track for completion in October and the South Building in November, we’re excited to contribute to Huntsville’s industrial expansion. We are thrilled to announce the groundbreaking of a new industrial warehouse in San Marcos, Texas! This 98,296 SF facility is strategically divided into six, move-in-ready suites ranging from 7,335 SF to 19,810 SF. The facility will be constructed using concrete tilt-up wall construction and offer a 28-foot clear height. Each tenant suite includes a 1,400 - 1,900 SF office space, 30 FC LED warehouse lighting, and a 277/480V electrical service. The building has 44 dock positions with a full 130’ truck court, optimizing transportation & distribution efficiency. This shallow bay industrial facility is ready to accommodate the diverse needs of companies of all sizes, from logistics operations to manufacturing users, making it a valuable new asset within the Central Texas industrial community. Site demolition is now complete, and all hands are on deck building the pad in preparation for underground utilities, foundations, and slab on grade soon to follow!
