Project Recap: Come with us on a journey as we look at the adaptive re-use of a former house of worship tranformed into an educational facility for children with autism for our client Autism Complete LLC. The project manager for this project, Kambria Williams, took a special interest in this project as education for children with #autism is a cause near and dear to her heart. ⬇ Downturn 😕 in non-residential construction.....??? Looks 👀 like it. A recent survey of architectural firm billings for May 2024 follow a trend of decreased firm billings. All areas of the U.S. show a weakening market with the midwest showing the largest drop. Architecture firm billings are a market leading indicator and give us a sense of what we'll see in the construction market 9 - 12 months from now. Based on the current data, we're looking at a slow down in non-residential construction sometime in Q2 2025. Construction costs across the country have stabilized from the wild swings brought on during Covid. Costs are up ~1.5% from Q4 2023 to Q1 2024. And are up ~5.8% year over year. There is uncertainty in some sectors of the material supply chain - concrete prices are rising with no end in sight due to high demand and copper prices are unpredictable due to labor and legal issues in Peru and Panama, whom are major suppliers. What does this mean for you and your project? EVERYTHING. Material accounts for roughly 40 - 50% of construction costs over which your GC has very little control. But guess what? ZONING regulations in Atlanta are being rewritten as we speak. How many gas stations are in your neighborhood? Are tiny houses permissible in your backyard? What's going to be built on the vacant lot on your block? Zoning regulations determine ALL of that and more. This past Monday the City of Atlanta presented the first look at the zoning changes scheduled for implementation Jan. 2025. Yes, you heard that right - in 6 months the changes will start rolling out. Key Take Aways: - Major changes to gas station development and where they're allowed to operate - Major changes to self-storage facilities. As currently proposed, they now must be part of a mixed use development where the commercial and residential square footage must equal the amount allocated for storage - Major changes for how guest houses, accessory dwelling units and tiny homes are defined and regulated This is just a sampling of the changes that will shape how the city transforms over the next 50 years. As a real estate development firm the Aspire Construction & Design team was in the room to be a part of the conversation, claim a seat at the table and to be sure that the voice of the small scale developer is heard.
