Atlas has closed an acquisition loan for a Class A 15-story Office building in Houston, TX. This deal does have a story to share: The loan required a private lender who understands the office sector and property potential, with occupancy not fully stabilized, and could deliver a bank like interest rate below 9%, plus funds for TILC on top of the Senior loan. Further, an intercreditor agreement and some complex legal points had to be worked through. It was not a quick deal, nor should it have been given the current lending environment. At the end of the day the buyer was awarded an incredible Class A deal with great debt terms.
