It’s been an incredible three week streak! AUD is excited to announce that developer BRP Companies, in partnership with Prusik Group, has acquired historic Mall West End for a planned redevelopment! AUD provided a $5M acquisition loan to the project. This development partnership will transform the iconic property into a mixed-used, mixed-income project, featuring nearly 1100 residential units, including a mix of affordable and market-rate rental units, with 20% of the rentals priced at or below 50% AMI, an additional 10% at or below 80% AMI. The project plans also include student housing, a hotel, and 120,000 SF of commercial space, including space for legacy businesses. This project was a multiagency effort, with Atlanta Beltline contributing an additional $5M in acquisition loans, and cooperation from the Mayor's Office and policy teams. In pursuit of the Mayor's goal to build and preserve 20,000 units of affordable housing by 2030, the City of Atlanta has enhanced these efforts in collaboration with the Atlanta Housing Authority to establish the Atlanta Urban Development Corporation (AUDC or AUD). The Atlanta Urban Development Corporation is a specialized non-profit entity capable of leading the redevelopment of public land into marketable, mixed income housing that is attractive and attainable to tenants of a broad range of income-levels. Our goals are to achieve and establish long-term affordability and control, pioneer a new cross-subsidization model of public land not reliant on tax credits, partner with Atlanta’s public agencies, and to catalyze large-scale redevelopment. The AUDC is tasked with incentivizing the development of mixed-income communities that include affordable housing units, utilizing a unique toolkit of financing mechanisms to accelerate project developments. Today, Andre Dickens held a press conference with APS’s new Superintendent, our CEO John Majors, and key partners to celebrate the City’s $30 million investment in youth and family programs. Atlanta Public Schools (APS) and Atlanta Urban Development Corporation (AUD)’s recently-announced partnership will provide for the redevelopment of APS owned land into affordable, mixed income communities for Atlanta residents, including families with school aged children. and APS employees. BIG News! 🎉 AUD closed its first project! The Proctor, a 137-unit new construction residential community from Windsor Stevens on the Westside, offers studios, 1- and 2-BR units with access to major job and restaurant hubs in West Midtown. The Proctor will offer 30% of its units at rents affordable to households earning at 50% AMI or below. AUD contributed a $6.5 million construction loan through its Housing Production Fund (HPF). This project is a model for interagency partnership, and was made possible by deep coordination with Atlanta Housing.
