Earlier this summer in our Praxis newsletter and on our blog, AXIS proudly announced the unofficial ground-breaking of our Victory Northgate affordable housing project. Since then, and in only a few short weeks, notable site preparation progress has already been made on the project. With thanks to general contracting project partners Sierra Construction Company, Inc., a live webcam is broadcasting from the construction site; view the construction progress here: https://lnkd.in/gWSwamdp A 100% affordable housing development designed by AXIS’ Seattle studio, and a project on behalf of GMD Development, Victory Northgate includes 184 non-market housing units over six stories, and includes street level retail and commercial spaces. Featuring a design that incorporates three unique but harmonious façade styles each with their own mix of organic-hued and resource-inspired paneling, AXIS’ design of the development immediately creates a textured community unto itself in the bourgeoning neighborhood. At AXIS Architecture + Design, we're committed to engaging with our communities and our industries to advance the increased availability of accessible and affordable housing. As one facet of that effort, AXIS sees the adaptive reuse and conversion of existing building stock into housing and new mixed-use communities as a viable option for expeditiously increasing the availability of affordable and workforce housing. As such, AXIS is proud to activate the adaptive reuse experts on our team to help local and state legislators maximize the potential of their planning efforts. Late last week, we submitted our recommendations to the City of Los Angeles for improving the draft Citywide Adaptive Reuse Ordinance (ARO). This ordinance is key in addressing the city’s housing crisis and revitalizing underused buildings. Key Highlights of Our Recommendations: - Expand Rooftop Additions: Allow both residential units and amenities to maximize housing production. - Affordable Housing Incentives: Clarify and extend affordable housing incentives, offering developers more flexibility. - Unified Adaptive Reuse Projects: Increase development opportunities by expanding the radius for project sites and removing restrictive design requirements. - Seismically Vulnerable Buildings: Streamline approval processes for adaptive reuse in M-zones to expedite retrofits and conversions. - Include Office-to-Hotel Conversions: Encourage office-to-hotel conversions to better utilize underperforming properties and increase housing options. Our goal is to help Los Angeles meet its housing needs while preserving its architectural heritage. We believe these changes will help unlock the full potential of adaptive reuse projects across the city. It's one of our favorite times of the year—the AXIS summer picnics, in which teammates, friends and families join our yearly get-together for lunch with great food, competitive bingo, and other fun contests! This year the LA office had a dessert competition, and in the words of LA Office Manager, Marina, “I think it's safe to say all three Chefs were winners! Pickle at the Palms, a 54,622 SF pickleball facility in Seattle, WA has officially passed the design review board with unanimous approval! Named for the existing palm trees already growing onsite, this state-of-the-art complex will feature 20 indoor courts, social gathering spaces, a pro shop, and casual food and beverage service. A highlight for both the facility and the community-at-large will be the large mural on the street facade by local artist Sam Wilson. AXIS Architecture + Design is working with a local developer, Pickle at the Palms, LLC to bring this vibrant new space to life. With a career that includes 25 years of architectural design experience, including a combined 14 years with AXIS and our Seattle office prior to its amalgamation with AXIS, Andrew is recognized as one of the Pacific Northwest’s most practiced and knowledgeable multi-family residential architectural designers. Internally to the firm, Andrew is additionally appreciated as one of the team’s most talented and agile project managers, bringing to AXIS a unique appreciation for what makes a project successful by way of his significant client-side Owner’s Representative experience prior to joining our Seattle office. AXIS is thrilled to announce that the construction permit was issued for our Northgate 100% affordable housing project in Seattle, WA! The AXIS-designed project stands 6 stories tall and houses 167 apartment units of various sizes. Sierra Construction will be the General Contractor and is already underway with initial site preparation. A big thanks to both our team at AXIS as well as GMD Development, the project owner, for getting us to this exciting milestone! While every project we work on at AXIS is important, building an affordable housing project in our own community is especially rewarding for us. Stay tuned for more updates!
