Who said you can't teach an old dog new tricks? Back on January 9, 2024, I shared my resolution for the year: to be more active on social media. Since then, between my personal account and Beecher Development Services, we've managed to put out: ▪️ 10 original LinkedIn posts ▪️ 13 LinkedIn reposts ▪️ 4 Instagram posts ▪️ 3 YouTube videos (okay, to be fair, these were filmed in ‘23) That’s 30 posts over the span of 37 weeks—not quite the level of consistency I had envisioned. As the saying goes, you can’t improve what you don’t measure. Now that we’ve tracked the numbers, it’s time to refine our approach. The Goals: ▪️ Post at least once a week ▪️ Showcase expertise and thought leadership ▪️ Foster meaningful connections The Plan of Action: I’ll admit, social media hasn’t always been at the top of my priority list. My focus has been on clients, projects, and running a business. And as we all know, you make time for your priorities—or, you hire the right people! That’s why we’ve brought in a social media manager. We now have someone whose sole focus is organizing, planning, and posting content. We’re currently developing a 52-week calendar that will guide our social media strategy, making sure that we’re sharing valuable content, posting at optimal times, and choosing the right platforms. A big shoutout to Bluebird Branding, LLC for their fantastic Social Media Calendar/Planning template! The Why: Why am I sharing this with you? Why is being more active on social media important to me? Let’s start with the second question. I believe there are many of us, especially in the Gen X crowd, who know a little about social media, but not nearly enough to feel confident using it for business. I think I’m not alone in my curiosity (and occasional anxiety) about leveraging social media more effectively! I want to take you along on my journey toward becoming more social media-savvy. Along the way, not only will you see more content, but you’ll also get a behind-the-scenes look at how Beecher Development Services, and I personally, are navigating this space. As for the first question—why am I doing this? It's all about sharing our experiences. A good friend of mine, Karl Peters, recently reminded me, "You’ve got a million stories that clients, colleagues, and contractors need to hear. Get them out of your head and into the world.” He’s right. With over 15 years at Beecher Development and countless projects under my belt, there’s a lot to share. I’ve been part of incredible teams, learned from mistakes, and solved my fair share of problems. And let’s be honest—there’s also a business side to this! By showcasing our expertise, we aim to attract more work, partner with great people, and continue building amazing projects. Short story on serendipity in the professional world. Matthew Beecher, LEED-AP loves the plants in the atrium of our office building in downtown Littleton. So, one day when he saw someone caring for the plants, he approached them and found out they were from Ambius. Matt then asked for the contact info of someone from Sales. He was put in touch with Jennifer Agamie, who came to the office and developed a proposal for plants and plant maintenance for the BEECHER office. Fast forward a few months and when our client at The Vault asked if we knew anyone that could supply some plants for the Lobby, our first call was to Jennifer. Now, The Vault has some beautiful plants to go with the great furniture, design and construction of the recent renovation!

I recently saw a post claiming that Tenant Improvement (TI) construction costs are between $150/sf and $230/sf. That's an $80/sf spread—a huge range! How are we supposed to know if a lease deal makes sense with that kind of spread? In the last 4 months, several landlords have asked me about current construction costs, with many hearing $150/sf as the minimum. I found it hard to believe, so I pulled data from BEECHER's recent projects. Not one project hit $230/sf. The average cost of the 8 projects I examined was $88.38/sf; if you throw out the high and the low, it dropped to $80.96/sf. These figures include design and PM fees, not just construction. Where's the Disconnect? Deals are Tough, Stop Hitting the Easy Button: It takes more effort, creativity, and time to make a project work today. Your Project is Unique, The Specifics Matter: Each project is unique, it’s unrealistic to apply rough estimates and expect to have results that can be relied upon. Perspective Matters, Are You a Tenant or a Landlord: Tenant and Landlord perspectives on the lease financials are just different. Articles and posts like the one previously mentioned, with broad estimates can kill deals before they start. Landlords hesitant about high TI costs might avoid projects, and tenants don't want to pay inflated costs. Instead of relying on generic pricing, take the time to determine the specific costs for your project. Beecher and Venture Architecture, Inc are working on The George together, but have also been providing high level feasibility analysis on other possible conversion projects. Hopefully, soon we'll be able to announce another conversion project and detail our process for driving value and reducing costs on these projects.
Great piece by Kate Tracy in today's DBJ about office to residential conversion projects. Spot on about the financial challenges for these otherwise “perfect fit” buildings. Our firm has been honored to work with Jennifer Ramsey and the city on the 820 16th St project, known as The George. We believe deeply in this city and know they see the light. Looking forward to continuing collaborating and finding creative strategies to solve the challenging cost profile for this critical real estate product.
