As some of our loyal followers know, our team has been heads down working on an exciting new multifamily project in Newton at 78 Crafts Street. Last week, the Newton Zoning Board of Appeals (ZBA) voted unanimously to grant a Comprehensive Permit to build 295 apartments on this site. This doesn’t guarantee our project, but we are feeling more hopeful every day that we can produce much-needed housing in one of the best cities near Greater Boston. Our 295-unit project includes 59 much-needed units of subsidized housing for households earning up to 50% of the Area Median Income (“AMI”), as well as approximately 40,000 sf of outdoor open space, a brand-new tot lot, dog park, dedicated coworking space, fitness center, and parking. The project is within walking distance of Newtonville shops, the MBTA Commuter Rail, Whole Foods, and more. It’s designed and built to Passive House standards and will transform the site from an industrial, mostly impervious one, to residential with plentiful green space and improved stormwater management. There is much to say about the housing crisis in our region, and we hope more municipalities and developers work together on opportunities for solutions, like this one on Crafts Street. These 295 approved units, with 59 offered at deeply affordable rents, represent a meaningful opportunity to provide housing to our kids, our aging population, and local business employees. Developments are always made better by the voices in the neighborhood, local government, and experts in architecture, sustainability, traffic, and more. We will continue to listen throughout this process, and we are grateful to continue to the next phase of development.
