Yesterday, Brinshore Development, LLC and Mile High Development celebrated the grand opening of Ralston Gardens Apartments, a 103-unit apartment building with a courtyard space for gatherings, fitness center, community room for events and resident activities, located at the intersection of Garrison & Ralston Road in Arvada, CO. The project received 4% Tax Credit Allocation and financing assistance from Colorado Housing and Finance Authority (CHFA) and additional funding from CDFIs and local sources. It is also supported by the City of Arvada and the Arvada Urban Renewal Authority (AURA). Additionally, the adjacent project, Garrison Paseo was developed by the City of Arvada and AURA as a complementary open space and pedestrian pathway, enhancing community access to green space and providing a scenic and practical route for residents and visitors. #grandopening #arvada #colorado #affordablehousing #partnerships #developers #ChangingLivesBuildingCommunity

Brinshore Development, LLC, partnered with the Reno Housing Authority, to finance the rehabilitation and repositioning of Silverada Manor, a 150-unit public housing development in Reno, Nevada. U.S. Department of Housing and Urban Development (HUD) Office of Recapitalization approved the repositioning project as a RAD/Section 18 Blend providing 149 Project Based Vouchers to the development. The $65MM budget was financed with $36.2MM in Tax Exempt Bonds provided by the Nevada Housing Division (NHD), in addition to 4% Low Income Housing Tax Credits, and loan of $11MM under the Homes Mean Nevada Initiative (HNMI) using ARPA funds; Bellweather Enterprise (BWE) is acting as the construction and permanent lender of the bonds; Hudson Housing Capital LLC is providing equity of $6.2MM; and the RHA provided a Seller Note and Capital funds.   Praxis Consulting Group, LLC provided assistance to the RHA to obtain HUD approval. Brinshore was represented by Ice Miller LLP; the RHA by Reno & Cavanaugh, PLLC; Hudson by Holland and Knight; BWE by Kutak Rock, NHD by Platt Law LLP Group and PFM Financial Advisors; Bond Counsel was Orrick, Herrington & Sutcliffe LLP. Construction continues at Westhaven Park IID. Located on Chicago's Near West Side adjacent to the new CTA Damen Green Line station, the 12-story building will integrate 96 mixed-income apartments with ground-floor retail space.
