    If you are on the fence about selling your home, let’s talk. As you may know, the central bank announced last month a 50-basis-point cut to the fed funds rate. The consensus is that rates will continue to creep downward in 2025 and settle in the high 5% range by December. At the national level, according to Fannie Mae, MBA, and NAR, total home sales are forecast to climb slightly, with an average of about 5.4 million homes expected to sell in 2025. With more homes on the market and more buyers coming back out, it's expected to stay moderately competitive when it comes to home price increases. With some expected up to a 4.4% increase. The idea of rates dropping even more as we head into 2025, sounds very promising, but as you wait on rates the market may become more competitive and less affordable with home prices still being driven up.     Since early August through the Federal Reserve meeting on September 18th, we saw mortgage rates trend downward. In last month’s meeting, the central bank announced a 50-basis-point cut to the fed funds rate. Since then, mortgage rates have wavered a bit. It is important to understand that the federal funds rate doesn’t directly impact mortgage rates, but it is a good indicator of how the economy is doing overall. Future mortgage rate conditions will largely depend on the Federal Reserve’s decision on whether to continue to cut the federal funds rate as we close out 2024 and move into 2025. Today, according to Zillow data, the 30-year fixed mortgage rate is down four basis points at 5.79%, but the 15-year fixed rate is up four basis points to 5.01%. Regardless, average mortgage rates have dropped significantly over the last few months, and most expect mortgage rates to keep falling in 2024 and into 2025, opening the opportunity for more buyers to come back into the market and potentially more inventory, as well.
