If you are considering renting out your property, finding a dependable tenant is a crucial step. We have compiled five essential factors to consider when looking for a tenant: 1️⃣ Good Credit History: A strong credit history is key. Our property managers conduct thorough background checks to evaluate payment history, debt, and financial suitability. 2️⃣ Strong References: We diligently check references to assess personality, responsibility, and trustworthiness. 3️⃣ Previous Residence: Contacting the previous landlord provides insights into the applicant's length of residency, property upkeep, rent payment history, and more. 4️⃣ Ability to Pay: Ensure the applicant has a steady income that covers rent and utilities, with a history of on-time bill payments. 5️⃣ Relatives and Friends: While not a strict rule, renting to strangers often simplifies rule-setting and enforcement compared to renting to relatives or friends. #PropertyManagement #TenantSelection #RealEstate #RealtorTips

🛠 Fix leaks: Households can waste 200 gallons of water daily — enough to make a significant difference on a water bill so check all bathroom and kitchen piping. 🛠 Replace air conditioner filters: The Department of Energy recommends doing this every month or two during the cooling season, and even more frequently if you have furry indoor pets. 🛠 Tackle an easy upgrade: Update hardware on kitchen cabinets or install new curtains are easy ways to update your indoor look. 🛠 Tidy up the garden: Cut back spent flowers and vegetable plants that no longer produce or look tired. #Augusthomemaintenancetips #Easyhomeimprovements

We know that come September 18th; it is likely we will hear that the Federal Reserve will be cutting interest rates. At this point, though we do not know if that would go into effect immediately or sometime before the end of 2024 nor do we know if it will be one cut or if we should really expect multiple cuts by the end of the year. What we do know is that depending on how the economy fares heading into September will determine how quickly the Fed acts. Here is a breakdown of the factors influencing this: 📊Easing Inflation: Inflation rates have shown signs of moderation compared to earlier highs in 2024. This reduces pressure on the Fed to raise rates further. 📊Economic Slowdown: Some economic indicators suggest a potential slowdown, which could prompt the Fed to lower rates to stimulate the economy. 📊Market Expectations: Financial markets are currently anticipating multiple rate cuts by the Fed later in 2024. If the Fed signals a more aggressive stance on cutting rates, we could see a surge in market optimism, leading to increased investments and consumer spending. Potential interest rate cuts could be a boom for sellers. Lower mortgage rates often lead to increased buyer demand, which can drive up competition and home prices. If you are considering selling, now might be a great time to partner with a local real estate agent to explore your options. #RealEstateTips #HomeSelling #HousingMarket #SellersMarket

If you are selling your home and want to sell your house fast, you need to know how to stage your kitchen and bathroom well. These rooms are the most important spaces that can instantly turn buyers off if they are not presented well. Follow these simple tricks to elevate these rooms and stage to sell. 🛠 Declutter and depersonalize: Whether it is the kitchen or bathroom counters, the refrigerator door, or drawers, you want to remove all your personal items from sight and show these spaces in a well-organized manner. Get rid of old floor mats, towels, and curtains. By decluttering these spaces, it will help them look cleaner and more spacious. 🛠 Clean, clean, and keep it clean: Clean your kitchen and bath as you have never cleaned it before - clean walls, floors, cabinet doors, inside of cabinets, the oven, the fridge, the light fixtures, baseboards, the ceiling, wash the garbage can, scrub the toilet well. Use a de-scaler on the shower head, and polish the hardware, you want these rooms to sparkle and shine. Hire a professional if the budget allows – they have the chemicals and tools to do this well and quickly. 🛠 Make sure these rooms smell good: Open windows, run an exhaust fan, and spray an air deodorizer to get rid of food smells. A better option is to dine out a day or two before a big home showing to avoid stubborn cooking odors and stick a batch of cookies in the oven to get delicious smells to warm up the space. Style with candles or nicely wrapped small soups with gentle, fresh aromas. 🛠 Organization and style: Anything that is inside your cabinets needs to be neat and organized. In the kitchen, keep coffee cup handles turned the same way, alphabetize your spices, and line them up in rows. Stack plates neatly and remove any random ones that do not match with a set. Use fresh new ‘show’ towels in white or a very light neutral color in the bathroom and hang a new neutral shower curtain. Considering these small changes can be a game changer in getting your home sold fast. #stagingtips #kitchenstaging #bathroomstaging #stagetosell #fastsellingtips

Mortgage rates have risen slightly over the past week, with the average rate on a 30-year fixed mortgage at 7.02%, a 15-year fixed mortgage at 6.24%, and a jumbo mortgage at 7.08%. The Mortgage Bankers Association (MBA) reported on Wednesday, 8 7 that mortgage applications increased 6.9% over the previous week on a seasonally adjusted basis, reflecting an uptick in interest to lock in slightly lower mortgage rates. All eyes will be on the Federal Reserve meeting on September 18, when it will be announced whether it will finally cut the federal funds rate. Most expect that the Fed will cut its rate. For the time being as rates, week-over-week, continue to fluctuate it is essential for sellers to prioritize offers from pre-approved buyers. To ensure a buyer's financial readiness, insist on pre-approvals based on current interest rates. This helps protect you from potential deal fall-throughs and streamlines the selling process. #Mortgagerateupdate #Morgtageratepredictions #InterestRate #RealEstatetrends
