In the bustling city of Dallas, an industrial park property has undergone a remarkable transformation that has breathed new life into its appearance and attracted a higher caliber of tenants. By investing in a fresh coat of paint and incorporating cedar-looking fiberboard in specific areas, the property has experienced a significant repositioning, adding value and enticing tenants willing to pay a premium in rents. Aesthetics Reinvented Previously lacking in visual appeal, the industrial park property in Dallas underwent a makeover that left it virtually unrecognizable. The dull and uninspiring exteriors were revitalized with a fresh paint palette that brought vibrancy and a sense of modernity to the complex. However, the true standout element was the strategic use of cedar-looking plank in key areas. The addition of cedar-looking plank instantly elevated the property’s aesthetics, lending it an organic element in very austere environment. This concrete fiberboard material not only enhanced the visual appeal of the buildings but also provided a sense of warmth and authenticity while also adding durability. The attention to detail demonstrated through this choice of design elements was a testament to the asset manager’s commitment to creating an environment that exuded quality and professionalism. Repositioning and Increased Value The transformation of the industrial park property had a ripple effect on its market positioning. By breathing new life into its exteriors, the property was repositioned as a highly desirable location for businesses in search of a modern and attractive space. The rebranding not only attracted attention but also drove up the value of the property. With the enhanced aesthetics, it became a magnet for high-value tenants seeking a premium space to conduct their operations. The visual appeal created a lasting first impression, making it an appealing prospect for businesses looking to make a statement and attract their own clients. This newfound allure allowed the property owner to command higher rents, aligning with the elevated standards and offerings of the industrial park. As can be seen, this industrial park property in Dallas serves as a prime example of the transformative power of strategic improvements. Through a simple yet impactful investment in new paint and the incorporation of cedar-looking plank, the property underwent a dramatic repositioning that added substantial value. The enhanced aesthetics not only revitalized the property but also attracted a new breed of tenants willing to pay a premium in rents. This success story underscores the importance of recognizing the potential for improvement and taking the necessary steps to elevate the appeal and marketability of a property. When we think about creating educational spaces, color is often the last slice of the pie we consider—yet it should be one of the first! For elementary students, vibrant and playful hues can turn a simple classroom into a bubbling cauldron of curiosity. For the collegiate level, the color strategy shifts from playful to poised, with blues and natural greens. Of all commercial design sectors, the educational spaces are dependent on very well thought-out color selections. Read the details as we discuss various hues and the best use of color.

  • With the increasing demand for active senior living communities, as part of the Silver Tsuanmi, common spaces play a crucial role in promoting social interaction, fostering a sense of belonging, and supporting residents' overall well-being. Here are some primary benefits of common spaces in these communities: Social Engagement: Common spaces, such as clubhouses, lounges, and activity rooms, provide opportunities for residents to connect, participate in group activities, and build meaningful relationships. This helps combat loneliness and isolation, which can be significant challenges for seniors. Physical Activity: Fitness centers, swimming pools, and outdoor recreation areas encourage residents to stay active and maintain a healthy lifestyle. Regular physical activity can improve strength, balance, and overall well-being, which are vital for seniors. Mental Stimulation: Libraries, art studios, and educational spaces offer opportunities for residents to engage in intellectually stimulating activities, promoting cognitive health and lifelong learning. Relaxation and Stress Relief: Spas, meditation rooms, and outdoor gardens provide peaceful retreats where residents can unwind, manage stress, and practice self-care. Dining: Community dining halls and cafes not only offer nutritious meals but also create a social hub for residents to gather, share meals, and create connections over food. Access to Services: Common spaces can house on-site services such as salons, medical facilities, and pharmacies, making it convenient for residents to access essential services without leaving the community. Entertainment: Movie theaters, game rooms, and performance spaces provide fun and engaging entertainment options for residents, contributing to an enjoyable and fulfilling community experience. Family Connections: Guest suites and family-friendly gathering spaces allow residents to host visiting family members, maintaining and strengthening intergenerational bonds. In summary, common spaces within active senior living communities are vital in supporting residents' social, physical, and emotional well-being. By fostering a sense of community and offering diverse amenities, these spaces contribute significantly to the appeal and success of senior living communities. Here at Color Works, we recognize the value in all of these areas and we design spaces accordingly. Each project is custom-designed with the for ROI, tenant satisfaction and end goal in mind. • Upon completing the full renovation of Sagebrush Dental office, Erich shared this review: “I tried to DIY pictures and furniture in my office and it really didn’t turn out very well.  After spending a significant amount of time and effort my wife and I decided to hire a professional.  The interior designer did an amazing job and set a positive and professional tone and feel for the office.“ He recently posted in a medical/dental social forum and we wanted to share more of his experience with you. (with permission of course) "We love the look of our office and there were plenty of lessons learned along the way. When we did our office remodel, there were many things I wish I had known before we started, and I want to share who we ended up using and what worked. First of all, when I started the process, I “met” a variety of architects, designers and service providers. What seemed like a simple task to make a few design decisions and find the people to make it happen, I ran into a few issues: ·  Architect that couldn’t accommodate our needs for patient rooms ·  A designer who was stuck in the way of doing medical offices like her prior designs ·  An architect who could do the drawings and construction plans but offered NO design support thereafter After working with two interior designers and a national office design firm, we found Katie Decker-Erickson with Color Works. (website link). It was actually a social event that led us to her and she took our shell space and turned it into an office that is both beautiful and speaks to our target patient.  Here are a few details about our remodel: In the office, we installed a low-pile carpet and a really durable luxury vinyl plank. We brought in new reception furniture, new cabinetry, new lighting, and solid surface countertops. Katie and her team then finished out the space with art, plants, lamps and new furnishings to create both an inviting and professional space. We finished with new paint on the exterior (paint colors chosen by Katie), including painting the trim and brick and updated our signage with complementary colors. " Thankful for the opportunity to share the client experience with you. We understand the value of testimonials and personal experiences. Fortunately, our clients are clients for life!
